Strijp-S is the former Philips industrial complex that has been transformed over fifteen years into one of Eindhoven's most sought-after residential areas. Those considering renting a home in Strijp-S choose industrial architecture, a young and international audience, and a district that is still very much in development. The area has approximately 3,125 residents (2024) and grows every year.

Factories that Became Homes

Until the 1990s, this is where Philips' radio factories and laboratories were located. A long transformation then followed. The first residents arrived from 2012 onwards. The Klokgebouw, a national monument from 1928, was converted into a music venue, event hall, and creative workspace. The Veemgebouw got a food hall on the ground floor and residences on the upper floors. Everywhere you see the combination of raw concrete, steel, and glass with modern residential units in between.

Torenallee is the wide boulevard that runs as a backbone through the area. On both sides are large industrial buildings: the Klokgebouw, the Hoge Rug, the Ketelhuis. Hospitality venues are concentrated around Ketelhuisplein. The SX quarter and the Driehoek Strijp-S are newer sub-areas where residential blocks and workspaces stand side by side.

Lofts, Apartments, and Live/Work Spaces

The housing supply in Strijp-S consists almost entirely of apartments. The style is industrial: high ceilings, large windows, open floor plans. In Blok 63, more than one hundred lofts have been built with areas ranging from 50 to 80 m². Building Anton has 145 loft apartments. Additionally, there are luxury rental apartments in newer complexes.

A unique feature is the live/work residences, specifically designed for freelancers and creative entrepreneurs. A studio or workshop on the ground floor, with the living space above. This fits the character of the neighborhood.

There are hardly any ground-level homes with gardens. Strijp-S is built vertically. Balconies and roof terraces serve as outdoor spaces. The neighborhood targets a young audience: 78% of residents are between 20 and 34 years old.

Own Station and Direct Bus Lines

Strijp-S has its own train station: Eindhoven Strijp-S, with local trains towards Tilburg and Den Bosch. The station will be renovated in the coming years. Eindhoven Central Station is one and a half kilometers away and can be reached by bike in a few minutes.

The HOV (High-Quality Public Transport) bus lane runs through the area with stops at Philitelaan and Hoge Rug. Lines 401, 402, and 403 connect Strijp-S with the central station and the rest of the city. By bike, you can reach the city center in five minutes and the High Tech Campus in fifteen minutes.

Parking is available on the street or in one of the area's parking garages. Rates are lower than in the city center, but it is no longer a free parking area. For new construction projects, parking is often arranged indoors.

Design Week, Skate Parks, and Music Venues

Every October, Strijp-S is the epicenter of Dutch Design Week, Northern Europe's largest design event. The Klokgebouw and Ketelhuisplein are then filled with installations, exhibitions, and visitors from all over the world. This generates energy, but also crowds and noise. Residents are aware of this.

Outside of DDW period, it's quieter but not boring. Area 51, with 2,800 m², is the largest indoor skate park in the Benelux. The Klokgebouw programs concerts and club nights throughout the year. On Ketelhuisplein, you'll find restaurants and pop-up bars. Urban Shopper offers shops focused on design and fashion.

What Strijp-S still lacks is a complete daily infrastructure. There is no large supermarket in the area itself. For that, you cycle to the nearby Strijp or the city center. There are no primary schools directly in Strijp-S, but there are in the adjacent neighborhoods.

Rental prices in Strijp-S are above the Eindhoven average. The industrial appearance and hip image come with a price tag. Homes go fast, especially lofts with original industrial details.

The neighborhood is not yet finished. Construction is ongoing, and you'll notice it. Construction traffic, dust, and changing routes will be part of the experience for the coming years. The advantage: the area is becoming more and more complete. New hospitality, shops, and amenities are being added as more residents move in.

Noise nuisance is a factor to consider. The Klokgebouw has up to ten event permits per year for nocturnal events. Those living directly next to an event venue will hear it. Choose your home consciously.

Strijp-S is one of the most popular neighborhoods among expats in Eindhoven. The international atmosphere, proximity to tech companies, and modern homes align well with what many international renters are looking for. English is widely spoken here.

It's possible, but Strijp-S is not specifically aimed at families. There are no primary schools in the area itself, but there are in adjacent neighborhoods. Gardens are absent and homes are compact. Families looking for more space often look to Meerhoven or Blixembosch.

That depends on your location. The Klokgebouw regularly organizes concerts and nocturnal events. During Dutch Design Week in October, the entire area is busy. Those living further from the event venues will experience less nuisance. When viewing properties, ask about the distance to the Klokgebouw.

There is no large supermarket in Strijp-S itself. The nearest options are in the adjacent Strijp and the city center, a few minutes' bike ride away. As the neighborhood grows, more daily amenities will be added.

The neighborhood attracts many starters and young professionals. The style and location of the offerings are well-suited to this target group. However, rental prices are on the higher side. First-time renters with a more limited budget sometimes find more choice in Woensel-Zuid or Stratum.

That varies by landlord and complex. Some new-build apartments have restrictions on pets. Always inquire about this with the landlord beforehand and carefully read the rental agreement.
