From Workers' Garden Village to Renovated Residential Area

Lakerlopen originated in the 1920s as a garden village. St. Josephbouw, a Catholic housing association, built workers' homes in the style of that era: small-scale, low, and grouped around streets that served as meeting places.

In the early 2000s, a large-scale neighborhood renovation followed. A large part of the old homes was demolished and replaced by new construction. Urban planning firm MUST and architect Hans van der Heijden designed the restructuring. The project was considered groundbreaking for how to preserve neighborhood culture during demolition and new construction. The street remained the unifying factor.

The result is a neighborhood that looks modern but has retained its small-scale character. Predominantly low-rise buildings, short streets, and a human scale. No high-rise flats, no anonymous building blocks.

New Construction, Low-Rise, and Affordable Rent

The housing stock largely consists of homes built after the neighborhood renovation. Low-rise dominates: single-family homes, terraced houses, and smaller apartments. The average WOZ value is around 309,000 euros (2023), below the Eindhoven average.

About 62% of the homes are rental properties. Rental prices are lower than in the city center and Strijp-S. This makes Lakerlopen accessible to first-time renters and those with a more limited budget. The supply on the free market is not large, but due to the size of the rental stock, something regularly becomes available.

Within the Ring, Close to the City Center

The location of Lakerlopen is a strong point. The neighborhood is located within the Eindhoven Ring Road, bordered by Tongelresestraat, Insulindelaan, Jeroen Boschlaan, and Kanaaldijk-Noord. The city center can be reached in ten minutes by bicycle.

The Eindhoven Canal runs along the neighborhood and offers a green cycling route. Bus lines connect Lakerlopen with the station and other districts. The frequency is reasonable, although the bicycle is the fastest means of transport at this distance.

Paid parking is available on public roads within the neighborhood. Residents can apply for a parking permit and visitor scheme. It's less free than in the suburbs, but also less cramped than in the city center.

Haagdijk Shopping Center and the Canal

Haagdijk Shopping Center is within walking distance and offers supermarkets and daily amenities. New connections between the neighborhood and the canal make the area more accessible. The city center with all its shops and restaurants is close by.

Schools, general practitioner practices, and childcare are within the municipal 15-minute principle: everything within 1.5 kilometers walking or 3 kilometers cycling. The Eindhoven Canal offers a walking and cycling route directly from the neighborhood.

The Truth About Lakerlopen

Lakerlopen is an 'impulsbuurt' (impulse neighborhood): one of eight neighborhoods where the municipality invests extra in liveability and safety. This means there are areas for attention. The neighborhood is diverse, incomes are mixed, and it's not all roses. At the same time, the investments are visible: the homes are new, the public space is well-maintained, and there is active neighborhood participation.

The neighborhood is small. The range of shops and restaurants is limited. Lakerlopen is a place to live, not to go out. But its location compensates for that: the center is within cycling distance, and Haagdijk shopping center covers daily groceries.
