Witte Dorp, Stratumsedijk, and Protected Village View

The Stratumsedijk runs like an artery from the city center into the district. On both sides, you'll find shops, hospitality establishments, and homes. Stratumseind, the longest pub street in the Netherlands, directly borders the district. This is important to know if you rent here: nightlife is nearby.

The Witte Dorp (White Village) in the Tuindorp neighborhood is an architectural highlight. Built by Willem Dudok between 1937 and 1939, entirely painted white in the style of the New Objectivity. The entire neighborhood has been designated a national monument. Living in the Witte Dorp means living in a piece of Dutch architectural history.

Further south, it becomes greener and quieter. Riel has the status of a protected village view: farms, meadows, and an agricultural character right in the middle of the city. Karpen and Koudenhoven offer villa districts with spacious plots. The Irisbuurt and Rochusbuurt have a more urban character with more compact homes.

Dudok Homes, Apartments, and Luxury Transformations

The housing stock in Stratum is diverse. In Elzent, there are characteristic 1930s buildings. The Witte Dorp offers monumental single-family homes. In the Irisbuurt and Joriskwartier, apartments and upper floors dominate.

Hoog Stratum is an example of the transformation the district is undergoing: the former Sportfondsenbad has been converted into 36 luxury apartments. Projects like these attract young professionals and couples who want to live modernly in a historic setting.

Rental prices vary greatly by neighborhood. An apartment in the Irisbuurt costs less than a home in Elzent or Villapark. This spread makes Stratum accessible for different budgets, although the average is above Woensel-Zuid.

City Center Within Walking Distance, Greenery on All Sides

Stratum's location is one of its strongest points. The city center is a five to ten-minute bike ride away. Eindhoven Central Station can be reached in fifteen minutes. Multiple bus lines cross the district and connect the neighborhoods with the station and other districts.

Cycling is the logical mode of transport. Stratum is flat, compact, and well-connected to Eindhoven's cycling network. Geldropseweg to the east and Aalsterweg to the south are the main routes.

Parking is paid in parts of Stratum. In the neighborhoods closer to the center, a permit is required. Further south, in Koudenhoven and Karpen, street parking is generally free.

Along the Dommel to Genneper Parken

Stratum is bordered on the west by the Dommel river. The Stadswandelpark and Genneper Parken are on the southern edge. This makes the neighborhood greener than you would expect based on its urban location. Along the Dommel and Tongelreep, there are walking and cycling routes that take you from the city center to open countryside in fifteen minutes.

The Stratumsedijk offers a compact range of shops for daily necessities. The city center with all major chains is within walking distance. There are multiple primary schools spread across the neighborhoods. Sportpark Aalsterweg offers space for outdoor sports.

Rental prices are rising, especially in the neighborhoods around Elzent and Joriskwartier. Those who react quickly can still find affordable options in the post-war neighborhoods further from the center.

Make sure your documents are complete before you start searching. Having income statements, employer statements, and references ready saves time when a property becomes available.
