From Philips Village to Design City

The centre of Eindhoven looks different from what you might expect. Large parts of the city centre were rebuilt after the bombings of 1944. This gives the city a pragmatic, modern appearance. The Witte Dame, once Philips' light bulb factory, is now a cultural landmark. The 18 Septemberplein forms the central point where shops, terraces, and events converge.

De Bergen is the area where you'll enjoy a stroll. Kleine Berg and Grote Berg are filled with restaurants, galleries, and independent shops. The atmosphere is more relaxed than in the Binnenstad itself. Residents call it Eindhoven's Latin Quarter, and rightly so: it's lively, quirky, and a bit bohemian.

On the other side is Fellenoord, the area around the station. Here you'll find more offices and recent new constructions. The TU/e campus borders the district, bringing thousands of students and researchers into the centre daily.

Apartments, New Builds, and Split Properties

The housing supply in Centrum and Bergen largely consists of apartments. In Bergen, about 68% of properties are rentals. The mix is broad: renovated upper floors above shops, modern new-build complexes, and studios in former commercial premises.

In the Nieuw Bergen sub-project, 237 apartments are rising across seven buildings. Spacious layouts, underground parking, and a mix of rental and for-sale units. Several residential towers have also been added around the station area in recent years.

Those seeking a larger home with outdoor space have fewer choices. The city centre is compact. Gardens are scarce; balconies are the norm. The average WOZ value in Bergen is around 390,000 euros, which indicates the price level.

Station Five Minutes Away, Highway Around the Corner

Eindhoven Centraal is located on the edge of the Fellenoord district. From most parts of the centre, you can walk there in five to ten minutes. Intercity trains take you directly to Amsterdam, Utrecht, The Hague, and Maastricht. Connections to Belgium and Germany are available via Venlo and Breda.

The bus covers the rest. Multiple lines crisscross the centre, connecting the district with the High Tech Campus, ASML in Veldhoven, and other outlying city districts. By bike, you can reach almost any spot in Eindhoven within twenty minutes. The city is flat, and the cycle path network is well-maintained.

The A2 and A67 are a short distance away via the Eindhoven Ring. The centre itself is largely car-free. Parking is paid, and new residents' permits are no longer issued for all zones. The municipality aims to further reduce car use in the city centre.

Bars, Culture, and Groceries Within Walking Distance

Stratumseind is the longest pub street in the Netherlands, with over 50 hospitality establishments. On a typical weekend evening, about 6,000 to 7,000 visitors flock here. This creates vibrancy, but also nighttime noise. If you live right next to it, you'll know that.

Further from the nightlife, the offerings are quieter but no less diverse. The Van Abbemuseum for modern art, the Muziekgebouw Frits Philips, the Parktheater. The Witte Dame houses design and cultural institutions. The 18 Septemberplein regularly hosts events and markets.

Daily groceries can be done at Albert Heijn or Jumbo in the city centre. There are several primary and secondary schools within walking or cycling distance. The Anne Frankplantsoen offers greenery a few minutes from Bergen.

Rental prices in the city centre are above the Eindhoven average. On the other hand, you save on transport costs and have everything within reach. The supply moves quickly: respond immediately when something comes online, and make sure your documents are ready.

Noise pollution is a real concern. Around Stratumseind and the Markt, it's busy on Friday and Saturday nights. Bergen and Fellenoord are quieter, but even there, nightlife can reach you on warm evenings with open windows. Always ask during a viewing which side the bedroom faces.

Parking requires planning. Finding a parking spot in the centre is not guaranteed. In new-build projects like Nieuw Bergen, underground parking is included, but in existing buildings, you rely on street parking or garages. Parking costs can add up.
