Two Neighborhoods, One Era

Vonderkwartier owes its name to "het Vonderke," an old wooden bridge over the Gender river. The neighborhood was built in the 1920s and 1930s, in the Gender stream valley. The houses are close together but feature striking architectural details: facade decorations, bay windows, and varied rooflines. It borders the Elias site, a newer neighborhood from the 1980s with a different character.

Den Elzent, named after the alder trees along the Dommel river, is from the same period but a different world. Here you'll find detached and semi-detached villas, designed by architects Cuypers and Kooken for Philips' senior staff. Elzentlaan and PC Hooftlaan are wide avenues with monumental trees. The average WOZ (Valuation of Immovable Property) value in Elzent-Zuid exceeds one million euros, and in Elzent-Noord, it's around 687,000 euros (2025). This is one of Eindhoven's most expensive neighborhoods.

Characterful Properties and Villas

In Vonderkwartier, you'll find large houses with charming 1930s details. The WOZ value is around 387,000 euros. The rental housing supply consists of apartments, upper floors, and occasionally single-family homes. The neighborhood attracts young professionals and couples seeking character within walking distance of the city center.

Den Elzent is more exclusive. The villas are large, the gardens spacious, and the rental prices reflect that. Properties appear less frequently on the free rental market here, but when something does become available, it concerns spacious properties in one of the most beautiful streets in the city.

A commonality between both neighborhoods is that the buildings have hardly changed since their construction. The original structure and architecture remain intact. This is rare in a city that was heavily bombed in 1944.

Walking to the Center, Cycling to the Station

Both neighborhoods are within walking distance of the city center. Vonderkwartier borders Strijp and the center. Den Elzent is located between the Stadswandelpark (City Walking Park) and the Dommel river. Eindhoven Centraal station can be reached in ten to fifteen minutes by bike.

Vestdijk and Aalsterweg are the main routes. Bus lines stop in the immediate vicinity. At this distance, cycling is the fastest mode of transport. Parking is limited in both neighborhoods: street parking with a permit, suitable for the historical character.

Stadswandelpark, Dommel, and Neighborhood Life

Den Elzent borders the Stadswandelpark and the Dommel river. The green banks of the river run through the district, offering walking routes just a stone's throw from the buildings. Vonderkwartier is located in the Gender stream valley, with a greener character than one might expect given its compact development.

Vonderkwartier has an active neighborhood association and its own choir. Den Elzent has an involved residents' group that, among other things, actively opposes high-rise buildings in the area. Daily amenities are a short distance away: the city center covers all shops, catering, and healthcare needs.

Architecture with Soul

1930s details in Vonderkwartier, monumental villas in Den Elzent. Homes with character you won't find in new builds.

City Center within Walking Distance

Both neighborhoods are just a few minutes' bike ride from the city center. Everything is close by without the hustle and bustle of the center itself.

Greenery by the Dommel

Den Elzent borders the Stadswandelpark. Vonderkwartier is located in the Gender stream valley. Green and urban spaces seamlessly blend.

The Reality

The rental housing supply in both neighborhoods is limited. Most homes are for sale. When something appears on the rental market, speed is essential. Price-wise, Den Elzent represents the top tier of Eindhoven: you won't find starter homes for rent here. Vonderkwartier is more accessible but also not cheap.

Parking is a point of attention in both neighborhoods. The historic streets were not designed for current car usage. A resident permit is required. Those who can manage without a car are better off here.

Both neighborhoods are small and residential. There are no shops or restaurants within the neighborhoods themselves, but the city center is so close that it hardly matters. Keep an eye on multiple platforms, respond immediately, and have your documents ready.
