Five "Rijken" and a sixty-hectare park

Meerhoven is composed of identifiable sub-districts, each with its own theme. Bosrijk (Forest Rich) has a forest-like appearance. Waterrijk (Water Rich) is built around water features. Grasrijk (Grass Rich) is centrally located near the shopping center. Meerrijk (Lake Rich) and Zandrijk (Sand Rich) complete the area. The names sound like a real estate developer's brochure, but the execution is solid: wide streets, plenty of greenery, and a systematic layout.

Park Meerland forms the green heart of the district. Sixty hectares in an English landscape style, with walking paths, water features, and open grassy fields. That's more than a hundred football fields of greenery, right in a residential area. The Beatrix Canal forms the eastern border, separating Meerhoven from the rest of Eindhoven.

This location gives the district its own identity. Meerhoven feels like an independent village within the city. This is a plus for those seeking tranquility, but it also means you have to cross the canal to reach the city center.

Family homes, new construction, and few apartments

The housing stock in Meerhoven differs significantly from the city center. Here, single-family homes predominate: terraced houses, semi-detached houses, and detached homes. Approximately 72% are owner-occupied. The rental offer is more limited, but new projects like Meadow Living and AIR Living are adding more properties.

Construction began in 1999 and is still ongoing. Everything is new-build, modernly insulated, and energy-efficient. Several neighborhoods are connected to a district heating network instead of natural gas. The average WOZ (property valuation) value is around 485,000 euros, which indicates the price level.

Apartments are less common than in other parts of the city. Those seeking an apartment will find more choice in the city center or Strijp-S. Meerhoven is the district for those who want a house with a garden in a modern environment.

Veldhoven around the corner, city center twenty minutes away

The location of Meerhoven is strategic for those working in the tech sector. ASML in Veldhoven and the High Tech Campus are a five to ten-minute drive away. By bike, you can be there in fifteen minutes. The border with Veldhoven literally runs through the district.

Eindhoven Central is further away. By bus, it takes fifteen to twenty minutes. By bike, it's a twenty-minute ride. The A2 highway towards Amsterdam or Maastricht is located directly east of the district.

Eindhoven Airport borders the northern part of Meerhoven. This is convenient for international travelers, but it also brings aircraft noise. It is noticeable during the day and on weekends. The airport is working on noise reduction, but it is a factor to consider.

Parking in residential streets is usually not a problem, although paid parking has been introduced to prevent airport visitors from leaving their cars in the district.

International school, shopping center, and sports clubs

Meerhoven has its own shopping center with supermarkets, specialty shops, and catering establishments. For daily groceries, you don't need to leave the district. The International School Eindhoven is accessible from the district and attracts many international families.

There are multiple primary schools and childcare facilities in the various sub-districts. Medical facilities are also located in the district. Sports facilities are spread throughout, and Park Meerland offers space for running and cycling.

The cultural and catering offerings are more limited than in the city center. Meerhoven is a residential area, not an entertainment district. For restaurants, cinemas, and nightlife, you cycle to the city center or Strijp-S.
