Working in Utrecht: Knowledge City in the Heart of the Netherlands

Utrecht has over 330,000 jobs and the largest science park in the Netherlands. The city has the highest startup density per inhabitant in the country. And the busiest train station is a five-minute walk from the city center.

Utrecht is a knowledge city. Utrecht University, UMC Utrecht, and dozens of research institutes together form the largest science park in the Netherlands. The Station Area: The Second Business Center of the Netherlands

The station area around Utrecht Central Station and Hoog Catharijne is the city's main office district. Vacancy rates consistently remained below 1%, despite the completion of new construction. In 2019, 11% of all office take-ups in the Netherlands occurred here.

The area consists of four parts: the Beurskwartier as an economic engine, Hoog Catharijne as a commercial heart, and Moreelsepark and Smakkelaarspark as green connectors. Rabobank and ProRail have their headquarters in the station area. PGGM is leasing 32,000 square meters in the new De Nieuwe Tuin building, scheduled for completion at the end of 2027.

The city center, Lombok, and the Catharijnesingel are within walking distance. Those who work in the station area will find it easiest to live in the city center, Lombok, or Rivierenwijk. The entire city is accessible by bike.

The Utrecht Science Park: The Largest in the Netherlands

The Utrecht Science Park, formerly De Uithof, is the largest science park in the Netherlands. More than 31,000 employees and 55,000 students. Utrecht University (8,900 employees, 39,000 students) and UMC Utrecht (more than 12,000 employees, more than 1,000 beds) form its core.

UtrechtInc, the university's startup incubator, has supported more than 430 startups that together raised 250 million euros in investments. The Financial Times ranked UtrechtInc as the fifteenth best incubator in Europe. The focus is on health, sustainability, deep tech, and SaaS.

The Uithoflijn (tram line 22) connects the Science Park to Utrecht Central Station in twenty minutes. There's a P+R facility with 500 spots. The districts closest to the Science Park are Watervogelbuurt, Lunetten, and Oost. By bicycle, the Science Park is accessible from most districts in fifteen to twenty minutes.

Papendorp: The Green Business Park

Papendorp is a 31-hectare business park in the southwest of Utrecht, directly adjacent to the Oudenrijn interchange (A12/A2). It houses offices and business service providers. Stork's headquarters are located there. Creative Valley, a cluster of creative and tech companies, is part of the park.

Papendorp aims to become the greenest business park in the Netherlands: in 2024-2025, more than 1,100 trees will be planted, and 100,000 square meters of wildflower meadows will be sown.

The P+R Papendorp offers 500 to 750 parking spaces. The Kanaleneiland and Transwijk districts are within cycling distance. Rental prices in those districts are among the lowest in Utrecht.

Lage Weide: Industry and Innovation

Lage Weide is one of the oldest and largest industrial zones in the Netherlands: 308 hectares along the A2. Approximately 19,000 employees work at more than 900 companies. The sectors include: distribution, transport, construction, IT, and a growing share of startups in energy transition and sustainability.

In 2024, Lage Weide was responsible for 38% of all commercial space absorption in Utrecht. The area is part of a Green Deal for energy transition and circular economy.

The Zuilen district lies directly east of Lage Weide. It is a neighborhood with affordable rental housing, the Julianapark, and its own sprinter station five minutes from Central Station.

Rijnsweerd: Government and Life Sciences

Rijnsweerd is an office park at the intersection of the city center and the Science Park. The RIVM (National Institute for Public Health and the Environment), the Dutch Healthcare Authority, and other government agencies are located there. The park is aging and is being transformed into a mixed residential and working area, as an extension of the Science Park.

The Oost and Wittevrouwen districts are within cycling distance. They are popular residential areas for civil servants and researchers working at the RIVM or the university.

Leidsche Rijn Centrum: The New City Heart

Leidsche Rijn Centrum is set to become Utrecht's second city center. The Utrecht Leidsche Rijn train station is already there. By 2030, approximately 5,000 homes are planned. MARK, a complex of three towers (60, 90, and 135 meters), will be the first building in Utrecht taller than the Dom Tower.
