Rent a Home in Wittevrouwen, Utrecht

Characteristic 19th-century streets just a stone's throw from the city center. Rent an apartment in Wittevrouwen and live between the Biltstraat and Wilhelminapark.

Wittevrouwen is one of Utrecht's most sought-after residential neighborhoods. Those considering renting a home in Wittevrouwen choose narrow streets with historic facades, a lively shopping street, and greenery around the corner. The district has about 10,000 residents, divided between Wittevrouwen and the Zeeheldenbuurt.

Nineteenth-Century Charm with its Own District Newspaper

Wittevrouwen originated in the late 19th century. The oldest parts consist of workers' houses and middle-class homes, built at a time with little building regulation. This results in a varied streetscape: narrow buildings next to wider townhouses, and courtyards behind unassuming gates. In the Zeeheldenbuurt, built around 1900-1910, you'll find larger homes with ornate facades along streets like Trompstraat and De Ruyterstraat.

The neighborhood has an active community. There's its own district newspaper, street parties are organized, and neighbors know each other. This village-like feeling in an urban environment attracts a specific type of resident: highly educated, often between 25 and 45 years old, with a preference for a quiet street within walking distance of the city.

De Biltstraat as its Artery

De Biltstraat runs straight through the neighborhood and sets the rhythm of Wittevrouwen. Restaurants, delicatessens, lunch spots, and local cafes stand side by side. It's not a shopping street in the classic sense, but rather an elongated street of hospitality and specialty shops.

Near Ezelsdijk, a small corner just outside the hustle and bustle, you'll find a flower shop and a tobacconist. The side streets of Biltstraat are quiet. Here are the homes renters are looking for: upper floors with high ceilings, original fireplaces, and views of a green backyard.

To the west, the neighborhood borders the Wittevrouwensingel and Griftpark. To the east and north runs the Biltsche Grift, a waterway with green strips. Wilhelminapark, one of Utrecht's most beautiful parks, is directly adjacent to the neighborhood. Monumental trees, ponds, and terraces make it Wittevrouwen's backyard.

Cycling to the University, Walking to the City Center

The city center is a five to ten-minute bike ride away. De Uithof, home to UMC and Utrecht University, can be reached via the HOV bus line that runs along Biltstraat. Utrecht Central Station is a fifteen-minute bike ride away.

Multiple city and regional bus lines stop along Biltstraat. The neighborhood is well-connected to the A27 and A28 for those who occasionally need a car. However, daily parking is paid and limited, as it is everywhere in this part of the city.

Living Among Courtyards and Townhouses

The housing supply in Wittevrouwen largely consists of floor apartments and upper-floor homes in buildings from the late 19th and early 20th centuries. High ceilings, hardwood floors, and original details are not uncommon. In the Zeeheldenbuurt, homes are on average larger than in the older part of Wittevrouwen.

About 63% of the homes are owner-occupied. Rental homes are divided between private rentals and a smaller proportion from the urban renewal period of the seventies and eighties. Spacious single-family homes with gardens are scarce. Most rental offerings are two- or three-room apartments.

The average household size is 1.8 people. That says a lot about who lives here: singles, couples, and small families. Approximately a quarter of households have children.

What to Keep in Mind

Wittevrouwen is popular, and you'll notice that in the rental market. Homes go quickly, and prices are at the higher end of the Utrecht market. Those who want to rent here compete with a large number of candidates. Having documents complete in advance and responding the same day is not an exaggeration.

The neighborhood is popular with expats working at the UMC or the university. Students also look here, although room prices are higher than in Lombok or parts of Oost. Starters with a more limited budget often look at the nearby Staatsliedenbuurt, Lauwerecht, or Tuindorp, which share the same part of the city but offer more affordable options.

Families with children enjoy living here. There are primary schools nearby, Wilhelminapark offers play space, and the streets are relatively quiet. However, the supply of large family homes is limited.
