The City Centre of Utrecht is where everything comes together. Those considering renting a home in the Utrecht City Centre choose a life among medieval canals, bustling hospitality, and rich culture. The district has about 20,600 residents (2025) and consists of various neighbourhoods, each with its own character.

Canals, Gables and Hidden Cellars

The Oudegracht forms the backbone of the district. Nearly two kilometres long, with the characteristic Utrecht wharf cellars on both sides. These cellars are found nowhere else in the Netherlands. Some have been converted into restaurants or studios, while others belong to the residential properties above.

The Nieuwegracht is quieter. Monumental buildings, fewer terraces, more tranquility. City life concentrates around Domplein and Neude. Janskerkhof hosts its weekly market, Mariaplaats offers a charming square atmosphere. Further into Wijk C, you’ll find a different character: narrower, more unpolished, with a history as a working-class neighbourhood.

Springweg and Geertebuurt are just outside the hustle and bustle of the main canals. Lange Nieuwstraat and Lange Elisabethstraat connect Domplein with the eastern part of the district. In the Hooch Boulandt neighbourhood and around Bleekstraat, there are smaller buildings, often with surprisingly quiet rear sections.

What's Available and For Whom

More than half of the homes in the City Centre date from before 1945. Canal houses that have been subdivided over the years into apartments, upper-floor flats, and studios. Additionally, extensive modern apartment buildings have been constructed near the station area and Hoog-Catharijne in recent years.

The vast majority of available properties consist of apartments. Spacious family homes with gardens are rare. The City Centre primarily attracts young professionals, couples, and expats who desire central living. With Utrecht University in the middle of the district, there is also a substantial student population: about 3,900 students live here (2024).

The minimum home size in the City Centre is 40 m², a municipal rule to safeguard living quality. This means you won’t find micro-apartments of 20 m² here.

Walking to the Station, Cycling Everywhere Else

Utrecht Centraal borders directly on the district. It is the largest public transport hub in the Netherlands, with train connections to every corner of the country. From most neighbourhoods in the City Centre, you can walk there in ten minutes.

Cycling is the standard mode of transport here. Utrecht is one of Europe's best cycling cities, and the City Centre fully benefits from this. The world's largest bicycle parking facility is located at the station, with over 12,500 spaces.

A car in the City Centre is more of a burden than a luxury. Large parts of the centre are car-free. Parking is paid, a resident permit has a waiting list for some zones, and the municipality actively promotes alternatives. Anyone who doesn't need a car daily is better off here.

Living by the Canals

The City Centre offers everything within walking distance. Hoog-Catharijne for major chains, Oudegracht and surroundings for smaller shops and boutiques. Neude has its own library in the former post office. Around Nobelstraatje and Twijnstraat, you'll find artisanal shops and eateries.

The cultural offering is extensive. TivoliVredenburg for music, the Centraal Museum for art, Museum Catharijneconvent for religious heritage. The Dom Tower, 112 metres high, is the city's landmark. At DOMunder, you literally walk through 2,000 years of history beneath Domplein.

There are four primary schools and four secondary schools in the district. GP practices are, on average, 600 metres away. For daily groceries, several supermarkets are spread throughout the district.

An Honest Look at the Market

The City Centre is one of Utrecht's most popular rental areas. Demand is high, supply is limited. Homes go quickly. If you want to rent here, it is advisable to respond quickly and have all documents ready: income statement, employer's statement, and any references.

Rental prices are higher than in most other Utrecht districts. In return, you spend less on transport, and amenities are right around the corner. Noise pollution is a real concern, especially around the Oudegracht and Neude on weekend evenings. Always ask which side the bedroom faces during viewings.
