Dreven, Flats, and a District in Motion

Overvecht was built in the 1960s and 1970s as a planned expansion district. The streetscape is characterized by apartment buildings, wide 'dreven' (lanes/avenues), and green zones. All streets end in '-dreef': the Einsteindreef as the central axis, and the Theemsdreef, Donaudreef, and Tigrisdreef as connecting roads.

The district consists of several neighborhoods. Overvecht-Noord with the Gagelgebied, Overvecht-Zuid around Shopping Center Overkapel, and the Taagdreef/Rubicondreef with a more mixed ownership distribution. Along the Vecht river are the Vechtzoom neighborhoods, the greenest parts of the district.

Extensive renovation is underway. Nearly 2,000 homes in the 10-story flat complexes are being refurbished. The municipality is investing in housing quality, public space, and amenities through the National Liveability and Safety Program. The shopping center on Einsteindreef is transforming from a shopping center into a central area.

Most Affordable District in the City

The housing supply largely consists of apartments in flats. About 67% are owned by housing corporations. The average square meter price is the lowest in Utrecht. This makes Overvecht accessible to starters, tenants with a middle income, and anyone who wants to live in Utrecht without the high prices of the city center.

The district is multicultural. More than half of the residents have a non-European background. Dozens of nationalities live side by side. The population is young: the largest group is between 25 and 45 years old. More than half of the households are one-person.

The private sector is growing, particularly around the station and along the Einsteindreef. However, the emphasis still lies on regulated rental properties. Those looking here have more choice than in most other Utrecht districts.

Overvecht Station: Five Minutes to Central Station

Overvecht Station offers a direct train connection to Utrecht Centraal in five to seven minutes. There are also connections towards Amersfoort and Hilversum. Multiple bus lines run through the district.

By bike, you can reach the city center in fifteen to twenty minutes. By car, there is a direct connection to the A27. The district is flat, and the cycling network is well-maintained.

There are plans to improve the station area as part of the district renewal. More homes, better facilities, and a more attractive public space around the station.

Parks, Shops, and Neighborhood Life

Overvecht is greener than it might initially appear. Park de Gagel borders the rural area towards the Vecht river. The Vechtzoom offers walking and cycling paths along the water. Sjanghaipark and various playgrounds are scattered throughout the district.

Shopping Center Overkapel in Overvecht-Zuid was renovated in 2008 and offers daily groceries. The Gagelhof is the neighborhood shopping center in the north. The large shopping center on Einsteindreef will be transformed into a broader central area in the coming years.

There are multiple primary schools, a Community School, a library, and community centers. The residents' association Echt Overvecht is active in the district. The Utrecht Ice Rink (Vechtsebanen) is located on the outskirts of Overvecht.

The Truth About Overvecht

Overvecht has a reputation that doesn't always match reality. The district has changed considerably in recent years. Investment has been made in housing quality, safety, and amenities. Residents who move here are often more positively surprised than expected.

However, the district still faces challenges. Safety varies by neighborhood within Overvecht. In some places, youth nuisance occurs. The streetscape in some areas is untidy. The municipality is working purposefully on this, with additional resources from the National Program.

Those making an honest assessment will find that Overvecht offers the most for the least money in Utrecht. Its own train station, green parks, and a housing supply that has long dried up elsewhere in the city. The district asks that you come and see for yourself and form your own judgment.
