Four Neighborhoods, Four Eras

Oud-Hoograven was built in the 1920s and 1930s. Long streets with single-family homes, often with gardens and back entrances. Three bedrooms, brick facades, and a peaceful atmosphere. It is the part of Hoograven that most resembles a classic Utrecht residential area.

Nieuw-Hoograven dates from the 1950s and 1960s. Porch-access flats, low-rise, and high-rise buildings with shared green zones in between. A post-war design also seen in Kanaleneiland and Overvecht, but on a smaller scale here.

De Bokkenbuurt, on the north side, features late 19th-century workers' houses that were renovated in the 1980s. Small, authentic, and with its own streetscape. Tolsteeg borders the Vaartsche Rijn and has a quieter, somewhat more suburban character. Rotsoord, the former industrial area on the edge of Tolsteeg, has been transformed into a mixed-use area with studios, hospitality, and residential spaces.

From 1930s Terraced House to New-Build Apartment

The housing supply is diverse. Oud-Hoograven features 1930s terraced houses with gardens. In Nieuw-Hoograven, porch-access and gallery-access flats dominate. In and around Tolsteeg, new-build apartments are being delivered, including the BLOEI 030 project with 264 rental homes.

The share of rental properties is high, especially in Nieuw-Hoograven. Tolsteeg also has a large rental share: about 69% of homes. Rental prices are lower than in Wittevrouwen, Lombok, or the city center. For starters and young families, the neighborhood offers opportunities that have become scarce elsewhere in the city.

Nieuw-Hoograven-Zuid is growing rapidly due to new construction projects. The neighborhood is changing: more diversity in housing supply, better public spaces, and new residents alongside the existing community.

Cycling Along the Vaartsche Rijn to the City Center

You can reach the city center in ten to fifteen minutes by bike. Vaartsche Rijn Station is within walking distance of Tolsteeg and offers a direct train connection. Multiple bus lines run via the main thoroughfares to Utrecht Central Station.

The A2 and A12 highways are easily accessible by car. Parking in parts of the neighborhood is regulated with permits. The cycling routes along the Vaartsche Rijn and through the neighborhood are well-developed.

Hart van Hoograven and Creative Rotsoord

Shopping center 'Hart van Hoograven' (Heart of Hoograven) is the commercial hub of the neighborhood. A supermarket, local shops, and services at the crossroads of the main streets. Along Hooft Graaflandstraat and Constant Erzeijstraat, you'll find local businesses and eateries.

Rotsoord attracts creative residents and entrepreneurs. Former factory halls now house studios, workshops, and hospitality venues. The area has its own atmosphere that differs from the rest of the neighborhood.

Primary schools are scattered throughout the neighborhood. The Hoograven district organization is active and organizes community activities. Neighborhood teams offer support for a variety of questions.
