Residential Areas from the Seventies, Designed with Residents

Lunetten was built between 1977 and the early eighties. It was an experiment: future residents were allowed to have a say in the design. The result is a so-called 'cauliflower neighborhood'. Low-rise buildings grouped around residential areas, surrounded by wide green strips. No straight streets, but winding paths and courtyards.

The through traffic travels via a ring road around the residential areas. Inside that ring, it is quiet. Children play in the street, cars drive at walking pace. This urban planning concept has now been recognized as a special heritage of Dutch urban planning.

Single-Family Homes, Flats, and Green Courtyards

The housing supply consists of single-family homes with gardens, communal entrance flats (portiekflats) and gallery flats. Everything was built in the same period, which gives the streetscape a sense of unity. The homes are practically laid out, with communal green inner areas between the housing blocks.

In Lunetten-Noord, the proportion of rental properties is larger than in Lunetten-Zuid, where the distribution between rental and owner-occupied is roughly equal. Rental prices are lower than in the city center, East, or Wittevrouwen. This makes the neighborhood accessible to families and starters looking for space and greenery.

The population is mixed: families in the residential areas, students due to the proximity of the Science Park, and elderly residents who have lived there for decades. The sense of community is strong. Residents describe Lunetten as a green village within the city.

Six Minutes to Utrecht Centraal

Utrecht Lunetten station offers Sprinter connections to Utrecht Centraal, The Hague, Woerden, and Den Bosch. Travel time to Utrecht Centraal is six minutes. There is a bicycle parking facility with 650 spots at the station.

Bus lines connect the neighborhood with the Science Park, the A12 zone, and the city center. By bike, you can reach the center in ten minutes. By car, the neighborhood is accessible via the Waterlinieweg and Koningsweg, with direct connections to the A12 and A27.

Within the neighborhood, car traffic is deliberately limited. The residential areas are designed for pedestrians and cyclists. Parking occurs at the edges of the neighborhoods.

Beatrix Park, City Farm, and a Growing Hub

Beatrix Park is located on the north side of the neighborhood. The park contains historical lunettes, crescent-shaped fortifications surrounded by water, from which the neighborhood derives its name. Playgrounds, walking paths, and a scouting group make the park a daily destination.

Lunetten shopping center offers 21 shops and catering for daily groceries. It is compact but functional. There are primary schools in the neighborhood and a city farm.

The area around Lunetten-Koningsweg station will be developed into an urban hub over the next ten to fifteen years. Additional homes, workspaces, and facilities will be added. This makes the neighborhood attractive not only for now but also for the long term.

Honest Picture of the Neighborhood

Lunetten is quieter than most Utrecht neighborhoods. Those looking for nightlife, catering, and a lively street life will feel less at home here. The facilities are functional but limited. The shopping center is compact, and some residents find it outdated.

The neighborhood has a reputation for being undervalued. This translates into sharper rental prices than in comparable green neighborhoods. For those who value peace, greenery, and a strong sense of community more than a bustling city life, Lunetten is a serious option.

The development of the Lunetten-Koningsweg hub will provide additional facilities and housing in the coming years. This will gradually change the character of the neighborhood, but the green, car-free design will remain the foundation.
