Weena and Central Station: The Business Heart
Weena is Rotterdam's office boulevard, running from Rotterdam Central Station to the west. Delftse Poort, the office complex directly next to the station, houses Shell and Nationale-Nederlanden. Further along are the World Trade Center, Robeco, and Coolblue (headquarters). Unilever, Deloitte, and NautaDutilh are in the immediate vicinity.
Rotterdam Central Station is a two-minute walk away. All five metro lines stop there. Schiphol is 28 minutes by train, The Hague 25 minutes. It is the most accessible work location in the city.
The Cool and Stadsdriehoek districts are within walking distance. Museumpark and Witte de Withstraat are a five-minute walk. Those who work on Weena can easily live in the city center, Blijdorp, or Oude Westen. Kop van Zuid is a few minutes by metro. Delfshaven is fifteen minutes by tram.
The Port: The Engine of the City
Rotterdam's port is the largest in Europe. In 2025, 428 million tons of goods passed through it, and 16.65 million containers were processed. Directly, about 101,000 people work in the Rijnmond region. Add indirect employment, and the total exceeds 385,000.
The port is not a single location but a strip stretching for tens of kilometers along the Nieuwe Waterweg and the Maas. Botlek houses petrochemical and storage companies. Those who work in the port often live in Nieuw-West (Slotervaart, Osdorp), Hoek van Holland, or the southern districts of Rotterdam. The Hoekse Lijn, metro line B, connects the western port areas with the city center. The A15 and A20 are the highways that provide access to the port.
Brainpark and Erasmus University: Maritime and Logistics
Brainpark is located between the A16 and Erasmus University, on the eastern side of the city. It is the work area for the maritime and logistics sector. Maersk, Mediterranean Shipping Company (MSC), and other shipping companies are located here. The Rotterdam School of Management, one of Europe's top business schools, is its neighbor.
The area is being developed into a mixed innovation district: 3,500 homes, offices, and educational institutions are planned. The connection with Erasmus University, with 36,000 students, a quarter of whom are international, makes it a place where research and business converge.
The Kralingen district is directly north of Brainpark. Kralingse Bos is within cycling distance. Accessibility by car is good via the A16; public transport is available but less robust than at Central or Blaak.
Kop van Zuid: Offices with a View
Kop van Zuid is more than just architecture and hospitality. The former port area on the south bank of the Maas also houses offices, particularly in the creative sector, consultancy, media, and IT. De Rotterdam, Rem Koolhaas's massive building, combines offices, a hotel, and apartments in one complex.
Office rental prices are at the same level as Weena. Wilhelminaplein metro station connects Kop van Zuid to the city center in a few minutes. Katendrecht is within walking distance.
Living and working on Kop van Zuid provides the shortest possible commute. However, the work area is also easily accessible from Feijenoord, Afrikaanderwijk, or Charlois. Rental prices in those neighborhoods are a fraction of what you pay on the Wilhelminapier.
Erasmus MC: The Largest Employer
Erasmus MC is Rotterdam's academic hospital and the city's largest employer. More than 15,000 employees from over 90 nationalities work there in healthcare, research, and education. The hospital complex is located in the city center, towards Delfshaven.
The campus is being expanded. For tenants working in healthcare, Delfshaven, Oude Westen, and Cool are the most logical residential areas: all within cycling distance of the hospital. The city center is a five-minute walk.
Alexandrium: The Second Office Area
The Alexandrium area around Rotterdam Alexander station is the city's second-largest office area: more than 200,000 square meters of office space, approximately 11,000 jobs, and nearly 200 companies. Financial services, consultancy, creative agencies, and legal offices are based here.
The Alexandrium shopping center with over 200 shops is in the same area. Alexander station connects it to Central Station (twelve minutes) and Utrecht (thirty minutes). The Prins Alexander district, Rotterdam's largest, offers spacious homes at lower prices than the city center.
Plans are underway for 7,500 to 14,000 new homes in the Alexanderknoop area. The work area is growing into a mixed urban district.
