Kop van Zuid is located on the south bank of the Nieuwe Maas, directly opposite the city center. Thirty years ago, it was an abandoned port area. The Rijnhaven and Binnenhaven border the area. The Spoorweghaven runs along it. It is the part of Kop van Zuid that is closest to the original port character. For renters who find the pier's architecture too sleek, Entrepot offers an alternative: more character, more rawness, and slightly lower rental prices.

From Port Area to Residential District

The transformation of Kop van Zuid began in the late 1990s. The Erasmus Bridge, opened in 1996, was the catalyst. The bridge physically connected the south bank with the center for the first time. This was followed by the residential towers, the Nieuwe Luxor Theater, the Nederlands Fotomuseum, and LantarenVenster.

The municipal master plan transformed an abandoned port into a district with international allure. Architects such as Renzo Piano, Alvaro Siza, and Francine Houben designed buildings. The result is internationally recognized as an example of successful port city transformation. For renters, it means: living in a district that went from nothing to one of Rotterdam's most desirable addresses in thirty years.

High-Rises, Studios, and Penthouses

The housing supply on Kop van Zuid consists almost exclusively of apartments. Studios for starters, two-room apartments for young professionals, larger homes for families, and penthouses on the top floors. Ground-floor homes are not available. The residential towers often have facilities: a fitness room, a roof terrace, a concierge. Service costs are higher than in traditional residential areas. That's the price of living in a high-rise. The advantage: maintenance, security, and comfort are taken care of.

Erasmus Bridge and Wilhelminaplein Metro

The A15 and A16 are accessible via the southern arterial roads. Parking is expensive and limited. Most residential towers have their own parking garage. For daily use, a bicycle or the metro is most practical. The center is literally across the water.

Culture, Hospitality, and the Water

Daily life on Kop van Zuid revolves around the water and culture. The Nieuwe Luxor Theater programs musicals and plays. LantarenVenster offers film and jazz. The Nederlands Fotomuseum documents Dutch photography. Hotel New York is the waterside terrace.

The Fenix Food Factory, technically in Katendrecht but within walking distance, is an artisanal market hall in a historic warehouse with a view of the Wilhelminapier. For daily groceries, there are supermarkets in the district. The shopping selection is more limited than in the center. Kop van Zuid is built for living, working, and going out, not for shopping.
