Rent a Home in Kralingen, Rotterdam

Villas, a 200-hectare city park, and Erasmus University just around the corner. Kralingen is the green, sought-after part of Rotterdam where rental homes move quickly.

Kralingen is located on the east side of Rotterdam, between the city center and the A16 and A20 motorways. The district is built around the Kralingse Bos (forest) and the Kralingse Plas (lake), the city's largest urban park. It was an independent village until 1895. That village core is still recognizable along 's-Gravenweg and Oudedijk. Renting an apartment in Kralingen combines greenery, water, and a historic streetscape with the city within cycling distance.

Apartments in Rotterdam

Kralingen-West: Oudedijk and de Boezem

Kralingen-West is the liveliest part. Oudedijk is the shopping street: bakeries, cafes, small shops, and tram stops. The neighborhood has approximately 15,000 inhabitants, and 72% of the homes are rentals. The Jaffabuurt, Vredenoord, Jericho, and Vlinderbuurt are the sub-neighborhoods you'll find on the map.

De Boezem (canal) flows through Kralingen-West. Along Boezemkade and Kortekade are homes with water views. The architecture is varied: pre-war porch houses, 1930s apartment buildings, and newer apartment blocks. It's the part of Kralingen where students, young professionals, and families live side-by-side. The atmosphere is urban but not overly busy.

Kralingen-Oost: The Villa District

Kralingen-Oost is another world. Detached villas, mansions, large gardens, and quiet streets. Kralingse Plaslaan runs alongside the lake, with stately properties on both sides. It is one of the most expensive residential areas in the Netherlands. The average WOZ (Valuation of Immovable Property Act) values are well above the Rotterdam average.

The rental housing supply in Kralingen-Oost is more limited than in the West. What becomes available are apartments in mansions or detached homes in the private sector. The neighborhood is a protected city view: hardly any densification, preservation of the green villa character. For renters who seek space, tranquility, and character and have the budget, this is the address.

The Kralingse Bos and Plas

The Kralingse Bos is 200 hectares, laid out in the 1930s. The Kralingse Plas in the middle offers a beach, swimming water, and water sports. Sailing, rowing, surfing. The Bosbaan (rowing course) is popular with runners. The Botanical Garden of Rotterdam is located on Kralingse Plaslaan. In summer, the forest is the city's outdoor terrace. In winter, it's quiet enough to forget that the A16 is just around the corner.

For renters in Kralingen, the forest is their backyard. From Kralingen-West, you can cycle there in five minutes. From Kralingen-Oost, you can walk straight in. This is why many people specifically look for homes in Kralingen and not in another Rotterdam district.

Nieuw Kralingen: Living by the Water

On the Boezem, directly adjacent to the Kralingse Bos, Nieuw Kralingen is being built. A new development with mansions, townhouses, quay houses, courtyard homes, and apartments. The first phase was completed in 2024. These are homes ranging from 100 to almost 190 square meters, designed to enhance the green character of the surroundings.

Nieuw Kralingen adds a modern offering to a district dominated by pre-war and post-war construction. For renters looking for new builds with the Kralingse Bos within walking distance, it is one of the few options in Rotterdam.

Erasmus University and the Campus

Erasmus University Rotterdam (Woudestein campus) is located on the southern edge of Kralingen. This attracts students, PhD candidates, and international staff to the district. It makes the rental market dynamic: there is constant demand for studios, two-room apartments, and furnished homes.

The municipality applies a zero-quota policy for room rentals to four or more people in Kralingen-West and Oost. This limits the supply of rooms but protects the residential character. Students looking for a room often move to adjacent neighborhoods. Those seeking an independent studio or apartment will find the most options in Kralingen-West.

Metro, Tram, and the A16

Kralingen's accessibility is strong. Metro stations Voorschoterlaan (Kralingen-West) and Kralingse Zoom (near the campus) are in the district. The metro takes you to Central Station in ten minutes. Tram 7 runs via Kralingse Plas towards the city center. Oudedijk has multiple tram stops.

The A16 and A20 are on the edge of the district. Schiphol is an hour's drive. The Hague half an hour. By bike, the center of Rotterdam is fifteen to twenty minutes away. Maasboulevard and Oudedijk are the direct cycling routes.

Kralingse Bos and Plas

200-hectare city park with a beach, swimming water, and water sports. Running through the forest, sailing on the lake, sunbathing on the beach. The backyard that no other Rotterdam district has.

Erasmus University within Cycling Distance

Campus Woudestein is on the edge of the district. PhD candidates, lecturers, and international staff can cycle to work in five minutes. The university makes the rental market vibrant and international.

Village Character in the City

Kralingen was an independent village until 1895. 's-Gravenweg, Oudedijk, and Hoflaan have preserved that village character. Shops, cafes, and a streetscape that feels more like a Dutch village than the second city of the Netherlands.

The rental market in Kralingen is competitive. Homes go quickly, especially around Oudedijk and the Kralingse Bos. Respond on the same day with a complete application. Look at Kralingen-West for the most listings, Kralingen-Oost for space and tranquility, and Nieuw Kralingen for new builds by the water.
