65,000 students, two campuses on opposite sides of the city, and a shortage of almost 3,000 rooms. Start early.

Rotterdam is the largest student city in the Randstad after Amsterdam. Erasmus University has around 28,000 students, nearly 6,000 of whom are international. Hogeschool Rotterdam adds another 38,000 students, spread across multiple locations. Together, that's more than 65,000 students in a city that structurally lacks enough rooms. The shortage is estimated at about 2,700 units, with an expected need for 6,000 additional student accommodations by 2030.

Rooms in Rotterdam

Anyone considering renting a room in Rotterdam should know that the market has two faces. On one side, Stadswonen Rotterdam, the city's largest student housing provider, with waiting times of fifteen months or more. On the other side, the private market, where rooms are allocated via viewing evenings (hospiteeravonden) and speed is everything. Both routes require an early start. If you want to live there in September, you should be looking in the spring.

Kralingen: The Campus District

The Woudestein campus of Erasmus University is located in Kralingen, on the east side of the city. Economics, law, social sciences: most EUR students attend lectures here. Logically, Kralingen is also the district with the highest density of student houses. Around Kralingse Zoom, Kralingseweg, and Oudedijk, there are dozens of buildings where four to ten students live together.

The advantages are evident. The campus is within walking distance, Kralingse Bos for running or barbecuing, Oudedijk as a shopping street with cafes and restaurants. The downside is competition. Kralingen is the first district where every EUR student looks, and therefore also the district where rooms are snapped up fastest. The concentration of student houses sometimes leads to discussions with other residents about noise pollution. If you want to live here, you'll need to join the viewing network or get lucky with Stadswonen.

Delfshaven and Middelland: The Streets Students Know

West of the city center are Delfshaven and Middelland, the districts where students end up if they can't or don't want to afford Kralingen. Grote Visserijstraat, Mathenesserdijk, Vierambachtstraat, 1e and 2e Middellandstraat: these are streets with pre-war upper floors where student houses are located on every floor. The buildings are narrow, the stairs steep, and the rooms vary in size.

Delfshaven is well connected to both campuses. The tram to Woudestein, the metro to the city center and Erasmus MC. The district is multicultural, lively, sometimes messy. Nieuwe Binnenweg, which cuts through Middelland, has the cafes and restaurants that students use as a second home. Rents are lower than in Kralingen, and the supply is larger. For students who prefer atmosphere and affordability over campus proximity, Delfshaven and Middelland are the logical choice.

Oude Noorden: Raw, Accessible, Evolving

Oude Noorden is located directly north of Central Station. Zwaanshals is its backbone: a long shopping street with independent shops, coffee places, and eateries that define the character of the neighborhood. The side streets have pre-war upper and lower dwellings, some of which are rented out as student rooms.

The district attracts students looking for an urban environment without the prices of Kralingen or the city center. Central Station is a ten-minute walk, the Erasmus MC campus a fifteen-minute bike ride, Woudestein twenty minutes by metro. Oude Noorden is a neighborhood in motion: creative entrepreneurs are settling down, buildings are being renovated, the streetscape is changing. For students who get in early, this offers opportunities. The rooms are affordable, accessibility is good, and the atmosphere is different from the classic student districts.

Two Campuses, Two Sides of the City

Erasmus University has two main locations. The Woudestein campus in Kralingen houses most faculties. Erasmus MC, the university medical center, is located in the center on Dr. Molewaterplein. This spread across the city means that the optimal living location varies per study program.

Medical students who need to go to Erasmus MC daily are better off in the center, Delfshaven, or Scheepvaartkwartier. Economics students are most conveniently located in Kralingen or Prins Alexander. Hogeschool Rotterdam students, with locations at Kralingse Zoom and Zuidplein, have different routes again. The metro and tram network compensate a lot, but anyone who wants to save twenty minutes of travel time every day should choose a room within cycling distance of their own campus.

This mass is palpable in the room market, in the nightlife around Witte de Withstraat, and in the districts where student houses define the cityscape.
