Scheveningen-Bad (the Resort) is the part everyone knows. The Kurhaus, opened in 1885, stands as a national monument on the beach. The boulevard (Gevers Deynootweg) runs south from the Kurhaus, full of beach pavilions, restaurants, and terraces. The Pier extends into the sea. The Circus Theater programs musicals and big shows.

In summer, the resort is bustling. Day-trippers from all over the Randstad. In winter, the beach is empty, and you have the sea to yourself. This seasonal rhythm is part of living here. Homes directly on the boulevard are more expensive. One street inland, prices decrease. Badhuisstraat, parallel to the boulevard, offers apartments with the sea within walking distance but without the hustle and bustle of the first row.

The Harbor: DockSide and the Transformation

The Scheveningen harbor is a working fishing port. Trawlers lie alongside pleasure yachts. The Fish Auction processes fresh fish daily. But the harbor is changing. DockSide, a new development project on Zeesluisweg, brought 121 rental apartments: studios, one-bedrooms, and two-bedrooms, from 28 to 113 square meters. Six floors, modern, with the beach and harbor within walking distance.

The harbor area is where the most movement happens in Scheveningen. New hospitality, new homes, a mix of old harbor character and contemporary architecture. For tenants seeking new builds in an area with a rugged feel, the harbor is the most interesting.

Housing: From Courtyards to Harbor Towers

The housing supply in Scheveningen is varied. In the Village, it's mainly smaller apartments and upper floors in pre-war buildings. Around the resort are larger apartments, some with sea views. By the harbor, it's new construction with modern finishes.

The average WOZ (property value) is around 425,000 euros (2024). That's above The Hague average but below the prices of Statenkwartier or Benoordenhout. Furnished apartments are plentiful due to demand from expats and temporary residents.

Tram to the Center, Bike to the Beach

Scheveningen is not an island. Tram lines 1, 11, and 16 connect the district with The Hague Centraal, Hollands Spoor, and the city center. The ride to Centraal Station takes fifteen to twenty minutes. Bus lines 21, 22, and 28 complement the network.

Cycling is the fastest way to get around Scheveningen. From the Village to the beach is five minutes. To Westbroekpark ten. To the center of The Hague fifteen minutes. Parking is a concern, especially in summer when the beach is crowded. Resident permits are available, but street parking isn't easy everywhere.

Daily Life Between Village and Sea

Keizerstraat covers daily groceries. Several supermarkets are spread throughout the district. For more extensive shopping, you go to Frederik Hendriklaan in the adjacent Statenkwartier or to the city center.

Culture is in the details. Museum Beelden aan Zee displays sculptures in a semi-underground building next to the beach. The Scheveningen Woods and Westbroekpark, with its famous rose garden, border the district directly. Hubertuspark offers additional greenery on the north side.

Events are part of life here. The New Year's Eve Bonfire attracts 350,000 visitors in five days. The New Year's Dive on January 1st is a Scheveningen ritual. The International Fireworks Festival in August fills two weekends. As a resident, you watch from your balcony or dive into the crowd.
