Renting a home in West and Kenniskwartier, Tilburg

Between the university and the city center: post-war neighborhoods, new construction plans, and the Spoorpark. Rent a home in Tilburg West.

Tilburg West is the district between Ringbaan-West and the university. Post-war residential areas like Groenewoud and Wandelbos, the villa district Zorgvlied, and the Spoorpark on the eastern edge. And then there's the Kenniskwartier: a new part of the city with 7,500 homes that will rise between the campus and the center in the coming years. Those considering renting a home in West and Kenniskwartier choose a neighborhood that pulls in two directions: existing and under construction.

Groenewoud, Wandelbos, and the Zorgvlied neighborhoods

Groenewoud is the largest neighborhood, with about 7,400 residents (2024). Built in the 1960s, with the spacious design of that era: green strips along the roads, low-rise apartment blocks and gallery flats overlooking public gardens. It's a quiet place to live. The streets are wide, traffic is limited, and the average age is higher than in Oud-Noord or the city center.

Wandelbos is located further west. The neighborhood shares its name with the adjacent park: a forest where residents walk, run, and walk their dogs. The homes are post-war, from the sixties and seventies. Single-family homes and gallery flats. Not spectacular, but solid.

Zorgvlied is the surprise. The Burgemeestersbuurt and the Villapark have detached and semi-detached homes from the fifties and sixties, with larger plots and more appeal than the rest of West. The Staatsliedenbuurt and Volkerenbuurt are more modest: terraced houses from the same period, more compact but well-maintained. In Zorgvlied, you live greener and more spaciously than in the center, for lower rents.

Kenniskwartier: 7,500 homes between campus and city

The Kenniskwartier is Tilburg's largest construction project. Between Ringbaan-West, Professor Cobbenhagenlaan, and the university campus, 7,500 new homes will be built in the coming years. Phase 1 will deliver approximately 5,000 homes by 2030: apartments, starter homes, and family homes in a mix of rental and ownership.

The area will become the link between Tilburg University and the city center. Tilburg Universiteit station will undergo a major renovation: a new station square, wider platforms, and an underground pedestrian connection. Around the station, 500 to 750 additional homes are planned, plus a new park.

For renters, this concretely means: a growing supply of new apartments in the free sector, within walking distance of the university and a few minutes by train from the city center. It's still a construction site, but the first projects are being completed.

Two train stations and the Spoorpark

Tilburg West has two train stations. Tilburg Universiteit station serves the campus and surrounding neighborhoods. Tilburg Centraal is a ten to fifteen-minute bike ride from Groenewoud. The Sprinter train runs from Universiteit to Centraal in five minutes, and continues towards Breda or Den Bosch.

Bus lines 2, 3, 4, and 131 connect the neighborhood with the station and other parts of the city. Everything in Tilburg West is accessible by bike. The city is flat, and distances are short.

The Spoorpark, built on former railway land since 2017, borders the eastern side of the district. A city park with water features, a skate park, a city campsite, and urban sports. The LocHal, the library in the old locomotive hall, overlooks the park. It is the place where Tilburg West and the Spoorzone meet.

Shops at Westermarkt, forest around the corner

The Westermarkt is Tilburg West's local shopping center. Daily groceries, a hairdresser, a snack bar. It's not a large center, but it covers the basics. For a wider range, cycle to Heuvelstraat in the center or to Heyhoef shopping center in Reeshof.

The Wandelbos and the Oude Warande are the green lungs of the district. Two forest areas within walking distance of the residential neighborhoods. There are primary schools in every neighborhood, sports fields near the university, and the Spoorpark for recreation.

There are few catering establishments in Tilburg West itself. Around the university, there are student cafes and eateries. The city center with the Piushaven and the Dwaalgebied is a ten-minute bike ride away.

What you need to know before you rent

Tilburg West is a district of two speeds. The existing neighborhoods are quiet, green, and affordable. The homes are post-war: solid but dated. Ask about the energy label, as insulation is not always up to standard. Rental prices are below the city center but above Tilburg Noord.

The Kenniskwartier is the future, but not yet the present. The first projects are being completed, other phases will follow. Those looking for a rental home or new construction apartment now have limited but growing choices. Set up notifications and respond on the same day when something appears.

For students and employees of Tilburg University, West is the logical choice. The campus is around the corner, the station within walking distance, the city center by bike. Renting a home in West and Kenniskwartier is a gamble on a neighborhood that will fundamentally change in the coming years. The location is already strong. The facilities are coming.
