Built from the ground up in the 1960s

Until the 1950s, the area north of the Wilhelminakanaal was a rural landscape: farms, pastures, and a village core around Heikant. By the end of the 1960s, all that disappeared. In a few years, a completely new district for tens of thousands of residents emerged. The homes had to be built quickly, and the layout was functional.

That's still evident. Stokhasselt is a grid layout of gallery flats and single-family homes in neat rows. The streets are wide, the greenery is planned, and the scale is larger than in the city center. Heikant has more apartment buildings and maisonettes, grouped around Wagnerplein. Quirijnstok, built in the 1970s and 1980s, is the most spaciously designed: wide green belts along the buildings and main roads give the neighborhood a park-like character.

These are not homes you choose for their beauty. But they are spacious, affordable, and functional. And the green layout provides more outdoor space than you'll find in the city center or Old North.

Through-lounge homes, gallery flats, and new plans

The housing supply in Tilburg North consists of three types: through-lounge homes with front and back gardens, gallery flats with three to four floors, and maisonettes in Heikant. Upper floors and studios are scarce. Those looking for a room or small apartment might have more luck in Old North or Old South. Most homes date from the 1960s and 1970s. More recent new builds have appeared in the south of Quirijnstok.

In Stokhasselt, the municipality is investing in restructuring. Old residential blocks are being renovated or replaced. There are plans for thirty new homes on Stokhasseltlaan. Progress is slow, but the direction is clear: the neighborhood is being renewed step by step.

Rental prices in Tilburg North are among the lowest in the city. More square meters for less money than anywhere else in Tilburg. Renting a home in Tilburg North is a choice for space and affordability, not for ambiance or architecture.

Across the canal to the city center

The Wilhelminakanaal separates Tilburg North from the rest of the city. Via bridges and underpasses, you can reach the city center by bike in ten to fifteen minutes. Tilburg Central Station is a fifteen-minute bike ride from Heikant.

Wagnerplein is the public transport hub of the district. Buses depart from here towards the station and city center. The frequency is reasonable but not comparable to the lines in the city center itself. A bicycle is the most convenient mode of transport.

Parking is not an issue in Tilburg North. The post-war design incorporated space for cars. Parking lots and street parking are the norm. Paid parking does not exist here.

Wagnerplein, Drieburcht, and green spaces

Wagnerplein is the heart of Tilburg North. Supermarkets, shops, a library, and a municipal service desk. Sports center Drieburcht, opened in the 1970s, is next to the square. It is the place where the three neighborhoods converge: residents of Quirijnstok, Stokhasselt, and Heikant do their shopping, exercise, and meet each other here.

Greenery is everywhere. The wide strips along the roads in Quirijnstok, the parks between the residential blocks in Stokhasselt, the playgrounds scattered throughout the district. There are several primary schools, and there is an active community life with resident organizations and neighborhood activities.

What is lacking are hospitality and culture. There are no restaurants with terraces, no theaters, no museums. Tilburg North is a residential area. Those seeking more will cycle to the city center on the other side of the canal.

Tilburg North has two faces. Quirijnstok is quiet, green, and scores well on liveability. Stokhasselt faces more challenges. The municipality is working on improvements there through the PACT approach, aiming to reach the urban average by 2040. The neighborhood watch team in Stokhasselt has direct contact with the community police officers.

The homes are old. Insulation, energy label, and maintenance vary greatly per block. When viewing, always ask about the energy label and check heating costs. A home from the 1960s without renovation can be significantly more expensive to run than the bare rent suggests.

The supply of rental homes is reasonable. Competition is less fierce than in the city center or Old North. Keep your documents ready and respond quickly, but you have a bit more breathing room here than in the more popular neighborhoods.
