The city centre is compact and well-arranged. The station is a five-minute walk away. From Wool to Living
Tilburg was a wool city. In the nineteenth century, more than a hundred textile factories stood here. That era is over, but the heritage still defines the streetscape. The LocHal, now a library and meeting place, was once the hall where locomotives were maintained. The Spoorzone itself was the workshop complex of the Dutch Railways. For decades, the site lay empty. Now, homes, studios, and catering establishments are rising among the monumental factory halls.
The city centre feels smaller than you'd expect. Heuvelstraat is the main shopping street. Pieter Vreedeplein is the shopping area with larger chain stores. The Dwaalgebied, a network of narrow streets around Telegraafstraat, attracts people who prefer to visit specialist shops and galleries rather than chain stores. Here you'll find the record store, the coffee roaster, and the clothing designer that you won't find on Heuvelstraat.
The Piushaven is the other face of the city centre. A former inland port, now a waterfront with apartments, restaurants, and terraces by the water. Walking from Piushaven to the station takes fifteen minutes. Everything in the centre operates on this scale: small enough to walk, large enough not to see everything in one afternoon.
New Builds by the Railway, Upper Floors in the City Centre
The housing supply is twofold. In the Spoorzone, there are new-build apartments: Het Stadshof, De Burgemeester (150 apartments, 52 to 117 m²), and more projects under construction. Modern layouts, good insulation, sometimes with internal parking. Around Koningsplein, Koningswei is being developed, with 364 apartments connecting the city centre with Piushaven.
In the existing city centre, the offering is different. Upper floors above shops, renovated properties in the Dwaalgebied, apartments around Piushaven. Studios and rooms are also available, particularly in properties that have been subdivided. These homes are older, the layouts more irregular, but the character is stronger. High ceilings, original brickwork, views of the water or a courtyard.
Renting a home in the City Centre and Spoorzone almost always means an apartment. Ground-level homes with gardens are scarce. Balconies and roof terraces serve as outdoor spaces. Those looking for a garden should look towards Oud-Zuid or Reeshof.
Station at Your Doorstep, Bike for the Rest
Tilburg Centraal Station is literally in the Spoorzone. Intercity trains to Breda (15 minutes), Eindhoven (20 minutes), Utrecht (45 minutes), and Amsterdam (75 minutes) depart from here. The bus station is adjacent to the train station. City lines connect the centre with all districts and the university.
You can reach Tilburg University by bike in fifteen minutes. The city is flat, and the cycling network is well-developed. A car in the centre is more of a hindrance than a convenience. Street parking is limited to a maximum of two hours. Resident permits are available but not unlimited. New-build projects in the Spoorzone often have internal parking, but this is not always the case.
LocHal, 013, and Heuvelstraat
The LocHal is more than a library. It is a workspace, study area, and meeting place in a building that has retained its industrial scale. Hall of Fame, a repurposed factory hall in the Spoorzone, combines a skate park with a pop venue. Pop music venue 013 is just around the corner. Theaters Tilburg and the Stedelijk Museum are within walking distance.
Daily groceries can be bought at Pieter Vreedeplein or at the supermarkets along Spoorlaan. Piushaven has waterfront restaurants and terraces, while the Dwaalgebied offers specialty shops. On Saturdays, the market on Koningsplein covers the rest.

Tilburg's city centre is cheaper than that of Utrecht or Amsterdam. But prices are rising, especially in the Spoorzone where new construction is pushing the market upwards. The difference with neighbourhoods like Oud-Noord or Tilburg Noord is noticeable: you pay more for the same square meters.
Noise is a factor. The Spoorzone is located next to the railway. Modern new builds are well-insulated, but you will hear trains. In the city centre, noise comes from catering establishments and nightlife. Around Piusplein and Heuvelstraat, it's not quiet on Friday and Saturday nights. Piushaven and the Dwaalgebied are quieter.
