Rent a Room in Tilburg

Student city with 40,000 students, pubs open until 4 AM, and a room market where you need to start searching in May.

Tilburg has two faces. During the day, it's a city of 230,000 inhabitants with a textile past, a university, and a compact city center. In the evening, from Tuesday to Thursday, the Korte Heuvel transforms into a street where thousands of students move from pub to pub. This dual identity defines the city. Tilburg University and Fontys together attract about 40,000 students, and all of them need a place to sleep. Renting a room in Tilburg is therefore not a relaxed search. Demand consistently outstrips supply, especially around August and September. Those who start in October often miss out.

Rooms in Tilburg

That said: Tilburg is not Amsterdam. The city is compact enough to get everywhere by bike, rental prices are below Randstad levels, and there are neighborhoods where rooms become available faster than in the city center. Below is an honest overview of where to look, what to expect, and how to increase your chances.

Theresia: The Neighborhood Where Students Are the Majority

Ask a Tilburg student where they live, and chances are the answer is Theresia. The neighborhood is located in Oud-Noord, north of the railway line, and has the highest concentration of student houses in the city. The reason is simple: pre-war mansions with large rooms, a ten-minute bike ride from the university and a five-minute walk from the center.

Most rooms here are in divided residential houses. A three-story mansion becomes a student house with five or six rooms, a shared kitchen, and a bathroom per floor. The rooms are often large by student standards, with high ceilings and original details. The downside: turnover is low. Residents stay until they graduate. If you want a room here, you need to attend an interview and be patient. Start looking in May if you want to begin in September.

Korvel and the Hoefstraat: Cheaper, Edgier, Closer Than You Think

Korvel is located in Oud-Zuid, on the other side of the center. It's not a typical student neighborhood in the traditional sense. Families, young professionals, and a large international community also live here. But it's this mix that makes Korvel interesting for students who don't want to live in a bubble.

Room prices are lower than in Theresia or the center. The homes are a mix of post-war buildings and older properties, and the rooms are sometimes simpler. On the other hand, you're within walking distance of the Hoefstraat, the street where Tilburg eats. Surinamese, Turkish, Japanese, Ethiopian: dozens of cuisines side by side, all affordable. Music venue 013 is just around the corner. You can reach the station in ten minutes by bike.

The Campus and Surroundings: Living Where You Study

Tilburg University is located on Warandelaan, on the southwest side of the city. There are a few large student complexes on and around the campus. Intermezzo is closest to the lecture halls. The advantage is obvious: you roll out of bed and are in class. The disadvantage too: the campus is a fifteen-minute bike ride from the center, and in the evening, there's little to do outside the walls of your complex.

Fontys has multiple locations in Tilburg, including one near the station and one on Professor Goossenslaan. Fontys students therefore often look in the same neighborhoods as university students, but also benefit from rooms closer to the station. Talent Square, a large student complex on Hart van Brabantlaan, is near Tilburg Central Station and easily accessible for both institutions.

Hospiteren (Room Interview): How Tilburg Student Houses Choose Their Residents

In Tilburg, "hospiteren" (room interview) is the standard. When a room becomes available in a student house, the current residents organize an evening where interested candidates visit. You share a beer, tell something about yourself, ask questions about the house and the atmosphere. The residents then decide who gets the room. It's not a job interview, but it sometimes feels like one.

A few things that help: be yourself, ask genuine questions about how the house runs (cleaning schedule, noise agreements, shared cooking), and show that you contribute to the group. Send a short message afterward. Hospiteren is about the click, not your resume. It can be frustrating if you are rejected three or four times, but that's part of it. Keep responding to new rooms.

Recognizing Scams: Never Pay Before You've Seen the Room

The room shortage in Tilburg makes students vulnerable to scams. Every year, there are cases of students transferring hundreds of euros to a "landlord" and discovering upon arrival that the room doesn't exist. Sometimes the actual residents don't even know their address is online.

Protect yourself with a few basic rules. Never pay rent or a deposit before you have physically seen the room and have the key in your hand. Don't fall for
