Korvel, Fatima, and Het Goirke
Korvel is the largest neighborhood, with approximately 5,900 residents (2025). Korvelseweg and Korvelplein form the village-like heart: a bakery, a snack bar, a supermarket, a square where residents meet. The neighborhood has seven sub-neighborhoods, from Kromhoutpark to Schrijversbuurt and Schildersbuurt. The homes are predominantly late nineteenth-century and interwar: narrow terraced houses, built for textile workers, packed closely together in an irregular street pattern.
Fatima is located further south and has around 3,400 residents (2025). Quieter than Korvel, with a more mixed housing stock: post-war gallery flats next to renovated terraced houses. The neighborhood has its own character, more independent of the city center.
Het Goirke borders the Spoorzone and feels its influence. Along Goirkestraat, part of which is a protected cityscape, nineteenth-century buildings stand next to the TextielMuseum. The northern edge of the neighborhood touches the new Spoorzone developments: creative workshops, hospitality venues, and the first signs of change slowly shifting southward.
Workers' Houses and Upper Floors
The housing stock in Oud-Zuid is old and varied. Terraced houses from the late nineteenth century and the interwar period form the base. Narrow buildings, small gardens, brick facades. In Schildersbuurt and Schrijversbuurt, the street names reflect the construction period: artists' and writers' names, typical for naming conventions of the 1920s and 1930s.
Additionally, there are gallery flats from the 1960s and 1970s, partly renovated, partly replaced by new constructions. Upper floors, studios, and split homes are popular with students. Korvel, alongside Oud-Noord, is one of the most sought-after areas for student housing. Its proximity to the center and lower prices make it attractive.
Rentig a home in Oud-Zuid means accepting that the houses are older. Insulation varies. Some properties have been made more sustainable, others have not. Always ask for the energy label.
Five Minutes Walk to Heuvelstraat
The location is Oud-Zuid's strongest point. The city center is a five to ten-minute walk away. Tilburg Central Station can be reached in eight minutes by bike. The Spoorzone with the LocHal and Spoorpark is on the northern edge of the district.
Bus lines cross the neighborhood towards the station and other districts. Everything in Tilburg is accessible by bike from Oud-Zuid. The neighborhood is flat and centrally located.
Parking varies by neighborhood. Street parking is limited in the narrow streets of Korvel and Het Goirke. In the post-war parts of Fatima, there is more space. Resident parking permits are required in some parts of the neighborhood.
TextielMuseum and Local Shops
The TextielMuseum on Goirkestraat is a former textile factory that now functions as a museum and workshop. The TextielLab, part of the museum, is a production studio where designers and artists work with industrial looms. It is one of the few working textile museums in the world and attracts visitors from outside the city.
Daily amenities are located along Korvelseweg and Korvelplein. Supermarkets, small shops, and eateries. It's not an extensive shopping street, but sufficient for groceries and daily needs. The city center, with Heuvelstraat and Pieter Vreedeplein, is within walking distance.
There are primary schools in the district. Kromhoutpark in Korvel is the largest green space. Otherwise, greenery is limited: Oud-Zuid is densely built, with narrow streets and few parks.

A Realistic View
Oud-Zuid is a working-class neighborhood. No polished facades or trendy coffee bars, but a neighborhood where you can live centrally for little money. The atmosphere is down-to-earth and direct. Residents who have lived here for years alongside students and newcomers who appreciate the affordability and location.
Het Goirke is slowly benefiting from the Spoorzone development on its northern edge. New hospitality and creative workspaces are appearing. Whether this will lead to gentrification remains to be seen. For now, it's subtle.
The rental market supply is reasonable. Korvel and Het Goirke have the most offerings: upper floors, rooms, and smaller apartments. Finding a rental home in Oud-Zuid is easiest in these neighborhoods. Respond quickly when something becomes available and ensure your documents are in order.
