Reeshof is located on the west side of Tilburg and, with around 42,700 inhabitants (2023), is the city's largest district. Those considering renting a home in Reeshof choose a district that was built from the ground up as a complete residential area. Its own schools, three shopping centers, sports facilities, and a train station. The first homes were completed in 1979. The newest have been standing for less than ten years.

Ten Neighborhoods, Three Decades of Construction

Reeshof was not built all at once. Gesworen Hoek was the first neighborhood, with the first handover at Biervlietplein in December 1979. Dalem, De Blaak, and Campenhoef followed in the 1980s. Koolhoven, Witbrant, and the rest came in the 1990s, when Reeshof was designated a Vinex location.

Each neighborhood has its own starting letter for street names, all named after Dutch villages. In Gesworen Hoek, streets start with a B (Buurmalsenlaan, Borculolaan), in Koolhoven with a K, in Witbrant with a W. It's a system you won't see anywhere else, and it makes navigation easy.

The thirty-year construction period is visible in the streetscape. The early 1980s neighborhoods feature simple brick terraced houses. The Vinex sections from the 1990s are more varied: more architectural diversity, wider streets, more greenery. Koolhoven is sometimes called a 'Vinex village in the city.' Patio homes in Witbrant Oost, apartments along the railway, semi-detached houses with gable roofs in Gesworen Hoek.

The housing supply in Reeshof largely consists of single-family homes. Terraced houses and semi-detached houses with front and back gardens. This is what families look for here: space, their own patch of green, a quiet street where children play outside.

Apartments are also available, but fewer. At shopping center Heyhoef, there are 166 apartments above the shops, plus 86 senior citizen homes. In Witbrant Oost, taller residential buildings line the railway tracks, built in dark brick as a sound barrier. These are the most urban places in an otherwise suburban district.

Rental prices in Reeshof are lower than in the city center and the Spoorzone. More square meters for less money. The homes are newer than in Oud-Noord or Oud-Zuid, better insulated, and easier to maintain.

Own Station, Own Shopping Center

Tilburg Reeshof station opened in 2003, when the district had grown large enough to justify its own stop. The Sprinter runs twice an hour towards Tilburg Central, Breda, and Den Bosch. In a few minutes, you're at the main station.

Bus lines 2, 3, and 4 connect Reeshof with the center and other parts of the city. By bike, it's twenty to twenty-five minutes to the city center, depending on which neighborhood you live in. Tilburg University is further away: expect a half-hour bike ride or a train-bus combination.

Parking is not a problem in Reeshof. Most homes have a driveway or on-street parking in front of the door. At shopping center Heyhoef, there are about six hundred free parking spaces. Paid parking does not exist here.

Heyhoef, Dongevallei, and Three Shopping Centers

Shopping center Heyhoef is the heart of Reeshof. More than 45 shops, supermarkets, a library, and a municipal service desk. Additionally, there are neighborhood shopping centers at Buurmalsenplein (Gesworen Hoek) and De Vallei. Daily groceries without leaving the district: that was the idea behind Reeshof, and it works.

The Dongevallei is the green recreational area on the west side of the district, along the river Donge. Walking paths, cycle paths, and nature. Reeshofpark offers playgrounds and sports fields within the district itself. There are multiple primary schools spread throughout the neighborhoods, a sports center, and multiple gymnasiums.

What's missing is urban hustle and bustle. There are no theaters, no museums, no nightlife. Those looking for that can cycle to the center or take the train. Reeshof is designed for living in, not for going out.

Reeshof is functional. The district does exactly what it was built for: comfortable living with everything at hand. But it's not a district with character in the classic sense. The streets are wide, the homes solid, the atmosphere calm. Those looking for a village-like neighborhood or urban dynamics will not find it here.

For families, it is one of the best options in Tilburg. Affordable, spacious, and green. The distance to the center is the main disadvantage. Twenty minutes by bike or a few minutes by train. Students and starters who want to live close to the city center or university should look at Oud-Noord or West.

The rental market supply is smaller than you'd expect for such a large district. Many properties are owner-occupied. Renting a home in Reeshof is possible: think of terraced houses, upper floors at Heyhoef, or apartments in Witbrant. If you find a rental home that fits, it's advisable to respond quickly with complete documents.
