Vathorst is located on the north side of Amersfoort and is the city's largest post-war expansion district. Construction began in 1997 after its designation as a growth area in 1994. Over 25,000 people live there now (2025). The district is not yet complete: approximately 2,700 homes are still planned. Renting a home in Vathorst is somewhat different from renting in the old city. The scale is different, the streetscape is different, and accessibility is different. But Vathorst has its own train station and more greenery than any other part of Amersfoort.

The Concept: A World of Difference
The urban planning assignment for Vathorst was deliberate. Not a monotonous Vinex-style expansion, but a district composed of several sub-districts, each of which would have its own character. The concept is called "A World of Difference." Each sub-district has a different building style, a different mix of housing types, and a different design of public spaces.
The result is visible when you drive through the district. De Velden has a village scale with terraced houses around small squares. De Laak is rich in water, with homes located on the canal bank. De Bron has a more compact urban design. Vathorst-Centrum offers the most amenities with shops, catering, and schools clustered together.
This variation makes Vathorst less monotonous than many comparable expansions. It is also a district you can inhabit in different ways, depending on which sub-district you choose.
Sub-districts
De Velden has the most residents (approximately 6,665 in 2025) and a green, village-like character. Homes are located on quiet residential streets with spacious plots.
De Laak is the fastest-growing sub-district and has 10,655 residents (2025). The 111% growth between 2013 and 2025 says something about the pace of development. De Laak uses water as a structuring element: many homes overlook the canal or lakes.
De Bron has 4,040 residents (2025) and grew by 159% in the same period. More compact buildings, more apartments.
Vathorst-Centrum is the heart of the district with 3,730 residents and the amenities that serve the other sub-districts.
Housing Supply
Vathorst is a new-build district. The homes were built from 1997 onwards, and most are less than thirty years old. This means good insulation standards, modern installations, and low energy costs compared to older city districts. New-build apartments and single-family homes dominate the supply.
The district was originally designed as an owner-occupied area, but has gradually developed a free-sector rental market. Private landlords and small investors rent out homes originally built for sale. The supply is mixed and varies. Accessibility
Amersfoort Vathorst station is located within the district itself. Direct train connections to Amersfoort Centraal, Utrecht, and Amsterdam. Those who work in the city can quickly reach the center by train. Those who need to travel further have a transfer, but the connection is good.
The A1 motorway towards Amsterdam and Apeldoorn is quickly accessible via the north side of Vathorst. The A28 towards Utrecht is also easily reached. Parking is plentiful in Vathorst: most homes have their own parking spot or garage space. This is a difference compared to older districts and the city center.
Own Train Station in the District
Vathorst has its own station with direct connections to Amersfoort Centraal, Utrecht, and Amsterdam. For a new-build district outside the city center, this is a quality that makes daily commuting much easier.
