Rent a Home in Amersfoort's City Center

A medieval core with canals, city gates, and "Muurhuizen" (Wall Houses), all within walking distance of the central station. Tenants seeking historic urbanity without Amsterdam prices will find a market here where 64% of properties are rentals.

Amersfoort boasts one of the best-preserved medieval city centers in the Netherlands. The Binnenstad (City Center) has approximately 5,790 inhabitants (2025) in a dense area of canals, narrow streets, and monumental facades. Renting a home in Amersfoort's Binnenstad means living in an environment that has been urban for eight centuries. This impacts the housing supply, streetscape, and daily life.

Muurhuizen and Medieval City Structure

What distinguishes Amersfoort from other historic cities is the presence of the Muurhuizen: residences literally built into the medieval city wall. This wall encircled the city from the fourteenth to the eighteenth century. When the wall lost its defensive function, sections of it were increasingly converted into residential homes. Some properties still have the original wall sections as their back wall. These are national monuments, and they are available for rent.

Located in the heart of the city center, the Our Lady Tower (Onze-Lieve-Vrouwetoren) is one of the tallest medieval towers in the Netherlands, standing at 98 meters. The tower is the city's landmark. Residents here navigate by the tower. The Koppelpoort on the north side of the city center is the only medieval combined land and water gate in the Netherlands that is still completely intact.

This historical framework is not merely decoration. It determines the scale, parceling, and types of homes available. Apartments in former merchant houses or office buildings are the most common rental type in this area.

What You'll Rent

Sixty-six percent of the housing stock in the Binnenstad is rental property. This is a high percentage for a historic core. The combination of monumental buildings and the proximity to the station makes the city center attractive for landlords who split or convert properties. Those searching here will find apartments in townhouses, split upper-floor dwellings in narrow facade houses, and a limited supply in newer complexes on infill sites.

Monumental status means restrictions on renovation possibilities but also a certain quality of the building shell. Most properties are solidly built. However, roof insulation and double glazing are not always standard in the oldest homes. Be informed about the energy labels, which vary widely.

The Binnenstad does not have large owner-occupied housing complexes. The free-sector rental market consists of privately rented homes, spread throughout the entire historic core. Supply changes quickly. If you find a suitable home, it's wise to respond quickly.

Accessibility

Amersfoort Centraal station is located on the edge of the city center, a five-minute walk away. Direct trains run to Utrecht (twenty minutes), Amsterdam (forty minutes), The Hague, and Rotterdam. Amersfoort is a railway hub: almost all intercity lines through the center of the country pass through here.

Driving is less practical in the city center. Parking is limited and paid. Residents with a parking permit pay for a fixed spot. Cycling is the logical choice for everything within the city. Outside the city center, the ring roads are quickly accessible for cars.

For daily groceries, everything is within walking distance. A weekly market is held on Tuesdays and Fridays at the Hof. Supermarkets are located on the edge of the historic core.

Muurhuizen: Living in the Medieval City Wall

Amersfoort has a category of homes that hardly exist anywhere else in the Netherlands: properties built into the medieval city wall. Some of these Muurhuizen are for rent. They are national monuments with deep historical layers. You don't just live in a characteristic house; you live in the city wall itself.

Railway Hub in the Center of the Netherlands

Amersfoort Centraal is one of the most important train hubs in the country. From the city center, you can hop on a train to Utrecht, Amsterdam, or The Hague in five minutes. For those who commute for work during the week, the Binnenstad offers connections in all directions.

High Rental Density for a Historic Core

Two-thirds of the homes in Amersfoort's Binnenstad are rental properties. This is unusually high for a historic core. Those looking for an apartment in a characterful environment will find more options here than in comparable cities.
