Renting a House in Amersfoort: The Complete Neighborhood Guide

From terraced houses in Vathorst to semi-detached homes in Hoogland — spacious living in the 'Keistad'.

Amersfoort is a city of 164,000 inhabitants that feels like a collection of villages. Beyond the medieval city center lie spacious family neighborhoods with gardens, wide streets, and primary schools around the corner. It is precisely this combination — the atmosphere and amenities of a city, the space of a village — that makes Amersfoort so popular with families and couples moving from Utrecht or Amsterdam. Rental prices are lower, homes are larger, and you can be in Utrecht by train in fifteen minutes and at Amsterdam Central in 35 minutes. Anyone looking for a house with a garden in the middle of the Netherlands will quickly end up in Amersfoort.

The City in Brief

Amersfoort is located at the crossroads of the A1, A28, and multiple railway lines. Central Station is one of the busiest hubs in the country; Vathorst station in the north serves the new development areas. The city center — the Koppelpoort, the Muurhuizen, the Hof — attracts visitors, but daily life largely takes place in the neighborhoods. More than half of the population is under forty. The municipality has over 72,000 homes spread across 33 neighborhoods, from the Bergkwartier on the hill to the flat polder land around Hooglanderveen. Residents give the city a 7.9 — with the highest scores for greenery (8.3), education (8.2), and safety (8.1).

Single-Family Homes

Terraced houses, corner houses, and semi-detached houses with gardens — the largest housing supply in almost all neighborhoods outside the center.

More Spacious Homes

Semi-detached and detached houses, especially in Hoogland, the Bergkwartier, and the village outskirts.

Village Living

Hoogland and Hooglanderveen offer a village character within the municipal boundaries — with all city amenities within cycling distance.

The Neighborhoods: Where Is Your Home?

The apartment page covers the city center, the Bergkwartier, and the surrounding neighborhoods. For house seekers, the focus shifts to the neighborhoods where single-family homes are located: Amersfoort's green outer ring.

Hoogland — The Best-Rated Village

Hoogland was incorporated into Amersfoort in 1974 but has fully retained its village identity. Spacious single-family homes, lots of greenery, a close-knit community around Hamseweg, its own primary schools, and sports clubs. It feels like a village — yet the center of Amersfoort is a five-minute bike ride away. Residents give Hoogland an exceptional 9.5 — the highest score of all Amersfoort neighborhoods. Rental prices are above average, but you get space, tranquility, and an active village life in return. Hooglanderveen, directly to the north, offers the same atmosphere with a slightly more polder feel.

Vathorst — The Complete New Development

The youngest and largest expansion district, in the northeast. Vathorst was designed as a self-sufficient living environment: shopping center, schools, healthcare center, sports facilities, its own lake, and its own train station. The single-family homes are modern, well-insulated (energy label A standard), and range from compact terraced houses to spacious semi-detached homes. On the eastern edge, you overlook the Natura 2000 area Arkemheen. Vathorst attracts Randstad residents who want more square meters for their budget. It is further from the city center than most neighborhoods, but well connected by the station.

Kattenbroek — Architecture and Family Life

Built between 1990 and 1995 according to Ashok Bhalotra's design, with each neighborhood having its own style. The homes are a mix of single-family houses, corner houses, and linked houses around water features and squares. Emiclaer Shopping Center is the largest in Amersfoort-Noord, with a weekly market of seventy stalls on Thursdays. The Vliegerveld next to the neighborhood offers space for recreation. The population density is high (almost 7,000 per km²) but due to the thoughtful design, it doesn't feel that way. Residents are steadfast — not much becomes available, but what there is offers a special living experience you won't find anywhere else in the Netherlands. Score: 7.9.

Nieuwland — Sustainable Before the Trend

The second 'vinex' neighborhood, built between 1995 and 2002. The theme was "urban living" with an emphasis on sustainability: green roofs, solar panels, and a wind farm on the edge. Spacious single-family homes in an open, green layout. Like Kattenbroek, a steadfast population. Slightly less spectacular in architecture than Kattenbroek, but more modern and better insulated. Good amenities and an active neighborhood community.

Schothorst — Spacious and Affordable

Named after the estate of the same name, with the spacious Schothorst park as its green core. The neighborhood shows a clear distinction: Schothorst-Noord is quieter with more elderly residents, Schothorst-Zuid is more diverse and somewhat livelier. Many single-family homes from the seventies and eighties, spacious with gardens and wide streets. Rental prices are below the Amersfoort average — a serious option for those prioritizing affordability.

Zielhorst — Vathorst's Quiet Neighbor

A relatively new neighborhood between Vathorst and Schothorst, predominantly with single-family homes. Due to Schothorst park and low-rise buildings, the neighborhood has an open, spacious character. Increasingly popular in recent years, leading to tighter supply. Fewer amenities than Vathorst or Kattenbroek, but quiet living with short connections to both neighborhoods.

Kruiskamp and Liendert — The Affordable Option

Post-war neighborhoods east of the center, with the most affordable housing supply in Amersfoort. Kruiskamp is diverse in terms of population and buildings. Liendert is located next to the water catchment area and offers surprisingly much greenery. The homes are older and energy labels vary — always ask for energy performance. For renters who prioritize budget over location, these are the neighborhoods where you can get the most for your money.

What Does It Cost to Rent a House?

Amersfoort is more affordable than Utrecht and 't Gooi, but more expensive than smaller towns in the region. Within the municipality, prices vary widely.

A terraced house in Kruiskamp is in a different category than a semi-detached house in Hoogland or a new-build house in Vathorst. Don't just pay attention to the basic rent: for older homes in Schothorst or Liendert, energy costs can significantly reduce the difference with new-builds in Vathorst. Always ask for the energy label and average monthly costs.

Free Sector: How It Works

The homes on our platform fall within the free sector. No waiting list, direct response. Landlords typically require a minimum income of three times the basic gross rent. For dual-income households, combined income counts. Self-employed individuals may face a higher deposit or bank guarantee.

Since the Affordable Rent Act (2024), homes with 144 to 186 points fall under regulated mid-market rent. In Amersfoort — where rental prices are lower than in Utrecht — some of the available properties may fall into this regulated segment. This can work to your advantage.

A deposit of one to two months' basic rent is standard. Check the contract for minimum rental period, notice period, maintenance division, and delivery conditions.

Furnished or Temporary Rental

The supply of furnished houses is limited but present — especially relevant for expats or temporary workers. The monthly price is higher. Different rules apply to temporary rentals under the Vacancy Act. Filter by 'furnished' to search specifically.

How to Quickly Find a House

Amersfoort is growing. The influx from the Randstad continues, and good single-family homes go quickly — especially in Hoogland, Kattenbroek, and Vathorst.

Set up an alert. Set your filters for neighborhood, property type, number of rooms, and maximum rent. You'll receive instant notifications when something new comes online.

Have documents ready. Copy of ID, recent salary slips, employment contract, and employer's declaration. Those who respond completely first have an advantage.

Also look in Schothorst and Zielhorst. These neighborhoods are often overlooked by many searchers but offer spacious single-family homes with gardens for less than in Kattenbroek or Vathorst. Distances in Amersfoort are small — you can cycle everywhere in ten to fifteen minutes.

Respond personally. Landlords of single-family homes want to know who will be living in their house. A short introduction about who you are, what you do, and why you want to live in Amersfoort makes a difference.

Don't forget Hooglanderveen. The small village north of Vathorst falls under the same municipality and sometimes offers larger homes for a lower rental price — with a village atmosphere you won't find anywhere else in Amersfoort.
