Zwolle is not a university city. There is no faculty building on a canal, no centuries-old academic tradition. What Zwolle does have: Hogeschool Windesheim, with around 17,000 students on its campus on the south side of the city. Additionally, there's the ArtEZ Conservatory, the Catholic Pabo (teacher training college), and Hogeschool Viaa. Together, these make Zwolle a higher professional education city where student life doesn't dominate but is certainly visible. The municipality has plans for 500 to 650 new student accommodations in the period up to 2035. That helps, but it won't solve the current shortage overnight. Anyone looking for a room here needs to know where the supply is, what the city looks like from a student perspective, and where Windesheim is located exactly in relation to the districts where rooms become available.

The Campus is in the South

Hogeschool Windesheim is located at De Campus, south of the city center. It's a large area with multiple buildings, a library, sports facilities, and its own bus stop. The cycling distance to the city center is about ten minutes. This fact determines where most students search: in the neighborhoods between the campus and the city center, or in the city center itself.

ArtEZ is in the center, on Rhijnvis Feithlaan. Conservatory students logically look for accommodation closer to the center. But the majority of the student population is at Windesheim, and that pulls the room market towards the south and middle of the city.

Between Campus and City Center: Where Students Live

Most student rooms are located in a band between the Windesheim campus and the city center. Assendorp, directly south of the center, is the neighborhood where student life is most visible. Pre-war terraced houses divided into rooms, apartment buildings with shared kitchens, properties on Thomas a Kempisstraat where on Tuesdays, bikes are three deep. The neighborhood has its own shopping street, plenty of eateries, and you can cycle to both the campus and the station in five minutes.

De Kamperpoort, west of the city center, attracts a similar demographic. It's a diverse neighborhood with a mix of building periods and residents. Rooms are slightly easier to find here than in Assendorp, as the neighborhood is less known to first-year students who primarily look towards the city center. Diezerpoort, east of the city center, offers the same pattern: many rental properties, divided buildings, and a location close enough to the center to do everything by bike.

The City Center: Living Above Voorstraat

Voorstraat is Zwolle's entertainment street. Het Vliegende Paard (with the cellar bar where student association Oikos Nomos holds a social evening every Tuesday), Shotto, Bloopers. The terraces around the Grote Markt and Melkmarkt. It's the part of town where student life comes together on Thursday and Friday evenings.

Living in the city center means rooms above shops and catering establishments, in canal houses with steep stairs, in side streets where the facades are seventeenth-century but the rooms are twentieth-century. Supply is limited, and competition is highest. But for those who live there, after an evening on Voorstraat, they only need to climb a set of stairs.

Holtenbroek: The Affordable Option Within Cycling Distance

Holtenbroek is located north of the city, a post-war neighborhood with porch apartments and gallery flats from the 1960s. It's not the first neighborhood first-year students think of, but it is the neighborhood with the most supply and the lowest rents. The cycling distance to the campus is longer than from Assendorp, but Holtenbroek has bus connections, and the city center can be reached in ten minutes.

There is a lot of student housing in Holtenbroek, partly in renovated flats. For those willing to live a little further from the center and get a larger or more affordable room in return, it's a logical choice. The neighborhood has its own shopping center, and its western edge borders the IJssel.

Windesheim: 17,000 Students

Hogeschool Windesheim is the largest educational institution in Zwolle, with its campus on the south side of the city. It is the engine of student life and the reason the room market thrives. Additionally, Zwolle is home to the ArtEZ Conservatory, the Catholic Pabo, and Hogeschool Viaa.

Voorstraat and the Cellar Bar

Voorstraat is the entertainment street with pubs like Het Vliegende Paard, Shotto, and Bloopers. Student association Oikos Nomos holds social evenings every Tuesday in the cellar bar. ZHTC and Gumbo Millennium organize parties and activities throughout the year.

Train Hub for the Weekend

Zwolle Station is the hub of North and East Netherlands. Intercity trains to Amsterdam, Groningen, and Enschede depart from here. Convenient for students going home on weekends or visiting friends at other campuses.

Five Hundred More Rooms, But Not Tomorrow

The municipality aims to realize five hundred to six hundred and fifty new student accommodations between now and 2035. This is desperately needed. The current shortage of about five hundred rooms drives up competition, especially around the start of the academic year in August and September. In these months, the search is at its most intense.

Start early. Set up a search alert in May or June with filters for Zwolle and rooms, so you receive a notification of new listings. Respond the same day. Have a short introduction ready: who you are, what you're studying, when you want to start. And don't only look at Assendorp and the city center. Diezerpoort and Holtenbroek have listings that attract less competition, all within cycling distance of everything you need.
