Assendorp: The Neighborhood That Grew from 1860 Onwards

Assendorp is located directly south of the city center and is one of Zwolle's most popular neighborhoods. It originated around 1860 when the Zwolsche Department of the Association for the Promotion of Factory and Trade Industry built twenty homes for workers. Thereafter, the neighborhood grew steadily, street by street,直到 World War II.

The result: narrow streets with pre-war terraced houses, upstairs apartments above shops, and here and there a former warehouse now housing apartments. Kamperpoort: The Oldest Layer Is Being Refurbished

Kamperpoort is located west of the city center, named after the historic city gate towards Kampen. It is one of Zwolle's older neighborhoods, with a messy charm stemming from a mix of construction periods and functions. Veerallee and Wipstrik: The Avenues North of the Center

Veerallee is located directly north of the city center, on the other side of the station. It is a small neighborhood with wide avenues, stately homes from the 1920s and 1930s, and a green, quiet atmosphere that contrasts with Assendorp's vibrancy. Wipstrik, the adjacent neighborhood, has a similar profile: residential, predominantly pre-war and early post-war, with extensions from the 1950s.

Both neighborhoods offer what you won't find in the center: single-family homes with gardens, tranquility, and yet within walking distance of the station and city center. The supply of rental properties is limited due to high homeownership. But whoever finds something here lives in the greenest part of central Zwolle.

Holtenbroek: The Post-War Apartment District Along the IJssel

Holtenbroek is located north of Zwolle, built in the 1960s and 1970s. It is the city's post-war apartment district: corridor-access homes, gallery-access flats, strip development. The architecture is sober, the layout functional, the floor plans standard. But the location has something the gallery flats don't betray: the western edge of Holtenbroek borders the IJssel and its floodplains. On a clear day, you can look out over the water from the upper floors.

The neighborhood has a shopping center, primary schools, and bus connections. It's not the neighborhood that appears on Instagram, but it is the neighborhood with the most rental properties and the highest turnover. For those who need a home quickly and are willing to look beyond the popular neighborhoods, Holtenbroek is the search area with the most chances.

Aa-landen: The "Cauliflower" Neighborhood on the Southern Edge

The Aa-landen are located in the south of Zwolle, along the Aa river. The neighborhood was built in the 1970s and 1980s, recognizable by its winding streets, residential courtyards, and green inner areas typical of that construction period. It is a spacious family neighborhood with single-family homes, its own shopping center, and sports facilities.

Stadshagen: A City within the City

Stadshagen is the major exception in Zwolle's array of neighborhoods. It's not a neighborhood; it's a district. More than 28,000 inhabitants, built since 1997, with its own schools, shopping centers, sports clubs, and general practitioners. Everything is new, everything is planned. The streets are wide, the houses have dormer windows, the gardens face south. It's the Zwolle you wouldn't recognize if you only knew the city center.

Construction is still ongoing within Stadshagen. Breezicht is the newest sub-district: approximately 1,140 homes divided into six neighborhoods, with names like Reede, Duinzicht, and Wierde. In January 2026, construction began on 66 homes in Reede. De Tippe, another sub-district, is also under construction. In 2025, 749 homes were completed throughout Zwolle, the majority in Stadshagen. The expectation for 2026 is 800, and for 2027, over 870.

For tenants, Stadshagen means: the most choice in new constructions, the most space per square meter, and the longest cycling distance to the city center. It's a conscious trade-off.

Hub of the North

Zwolle Station is the hub where intercity trains to Amsterdam, Groningen, Leeuwarden, and Enschede split. Those working in the northern or eastern Netherlands and wanting to live centrally will almost automatically end up in Zwolle.

Star-Shaped City Center

The city center's layout is star-shaped, surrounded by canals, with the Sassenpoort from 1409 as the only remaining medieval city gate. The Museum de Fundatie, the Peperbus, and the Grote Kerk are located within the canal ring.

Three Rivers

Berkum and Westenholte: Villages within the City Limits

Berkum is located on the eastern side of Zwolle and has the character of a village overtaken by the city. Westenholte, on the western side towards the Zwarte Water, has a similar profile: village-like, green, with a strong local community.

The supply of rental homes in both neighborhoods is small. Turnover is low, homes are highly sought after, and the village atmosphere attracts people who stay long-term. But for those who connect with this type of living, Berkum and Westenholte offer something that urban neighborhoods do not.

The Zwolle rental market is tight, especially in the popular neighborhoods around the center. Assendorp, Kamperpoort, and Veerallee have little turnover. Set up a search alert with filters for Zwolle to receive notifications of new listings. Have your documents ready: payslips, employer's statement, copy of ID. And look broader than the city center. Holtenbroek has the highest turnover, Aa-landen offers space for families, and Stadshagen undergoes new construction every year. The city is larger than its canal ring.
