Renting a Home in the Zwolle City Center
A Hanseatic city with a system of canals, a Gothic city gate from 1409, and a star-shaped fortress plan that still dictates the street pattern.
Zwolle has over 134,000 inhabitants (2023) and boasts one of the best-preserved medieval city centers in the Netherlands. Its canals are over 700 years old. The Sassenpoort dates back to 1409. The star-shaped layout of the fortress system is still recognizable from above in the ring structure of canals and moats enclosing the city center. Those who rent an apartment in Zwolle's city center live in a city that has never rationalized away its historical layers.

Sassenpoort, Peperbus, and the Canals
The Sassenpoort is the city's icon. Gothic, built in 1409, with machicolations and two round towers. It is one of the few medieval city gates in the Netherlands that are still fully intact. The gate stands at the southern end of the Sassenstraat and marks the boundary between the city center and the surrounding neighborhoods.
The Peperbus (Pepper Pot), the tower of the Church of Our Lady, is the other landmark. 75 meters high, visible from large parts of the city. The church is located on the Grote Markt, the central square of the city center. On the Melkmarkt, a square north of the Grote Markt, the Stedelijk Museum Zwolle is housed in a 17th-century building.
The canals form the skeleton of the city center. The Thorbeckegracht and Burgemeestersgracht are the most famous. Along the quays stand historic buildings comparable in scale and appearance to the Dutch canal belts, but without the Amsterdam crowds. Those living by the water have one of the quieter addresses in the city center.
Art Nouveau along the Diezerstraat
The Diezerstraat and Luttekestraat are the main shopping streets of the city center. Along the Diezerstraat, you can see facades in Art Nouveau (Jugendstil), a style popular in Zwolle around 1900. Organic forms, decorative details, facades that demand a closer look. These are commercial buildings with apartments above them, a type of housing common in the Zwolle city center.
Thomas à Kempis, the medieval author of The Imitation of Christ, was born in Zwolle. The city commemorates him in several places. This gives the city center a literary layer that is less visible than the architecture but adds an extra dimension to living here for those who know about it.
What You Rent
The offerings in Zwolle's city center predominantly consist of apartments in historic buildings. Upper floors in canal houses, studios above shops on Diezerstraat, larger homes in renovated mansions on Melkmarkt or Thorbeckegracht. New construction is scarce. The city center is a protected heritage site, and the monumental buildings dictate what is available.
Competition for a free-sector apartment in the center is significant. In recent years, Zwolle has become increasingly popular with people who find Amsterdam, Utrecht, or Amersfoort too expensive. The city combines a historic center with excellent train connections and a rental market that still offers relatively good value per euro compared to the Randstad.

Accessibility
Zwolle Station is a ten-minute walk from the Grote Markt. It is one of the busiest railway hubs outside the Randstad: intercity trains to Amsterdam (80 minutes), Utrecht (55 minutes), Groningen (65 minutes), and Leeuwarden (70 minutes). Its location at the crossroads of three railway lines makes Zwolle attractive for commuters who do not want to live in the Randstad but need to travel there regularly.
Within the city center, a car is unnecessary. Parking is limited and paid. Most residents cycle. The ring of canals and moats around the city center makes the cycling network clear: you always ride along the water.
Sassenpoort from 1409
One of the best-preserved Gothic city gates in the Netherlands. Two towers, machicolations, completely intact. The gate stands at the southern end of Sassenstraat and is Zwolle's most photographed structure.
Hub Station to All Directions
Zwolle Station connects the city to Amsterdam (80 min), Utrecht (55 min), Groningen (65 min), and Leeuwarden (70 min). For commuters who want to live outside the Randstad but need to travel there regularly, Zwolle is one of the best-connected alternatives.
Canals Without Amsterdam's Crowds
The Thorbeckegracht and Burgemeestersgracht offer historic waterside living in a city without mass tourism. The city center is compact, the canals are quiet, and the scale is human.
