Rent a Home in Statenkwartier, Maastricht

A 19th-century city expansion featuring monumental buildings, a redeveloped factory site, and one of the city's most characteristic canals.

Statenkwartier is the northwestern part of Maastricht's city center. It has 5,015 residents (2024), covers 42 hectares, and contains 2,662 homes, 81 to 85 percent of which are rental properties. The neighborhood is built in layers: medieval ground, 19th-century architecture, and the Sphinxkwartier on the site of a former ceramics factory. This gives Statenkwartier a character few other neighborhoods in Maastricht possess: old and new side-by-side, within walking distance of the center.

Boschstraat, Brusselsestraat, and Grote Gracht

Boschstraat is the backbone of the quarter, boasting 32 national monuments on a single street. It features facades from the 18th and 19th centuries, shops on the ground floor, and apartments above. Brusselsestraat runs parallel and has 31 national monuments. The Grote Gracht, which borders the quarter to the south, has 24. Together, these three streets form a continuous historical ensemble rarely found in most Dutch cities.

32 percent of the homes in Statenkwartier were built before 1900. Another 16 percent date from the period between 1900 and 1925. The vast majority of the buildings are thus over a century old. This means high ceilings, thick walls, narrow stairwells, and facades that survive every renovation. It also means that modernizations are limited due to their monumental status. The entire quarter has approximately 150 national monuments and nearly 300 municipal monuments.

The Sphinxkwartier

On the site where Petrus Regout built his ceramics factories in 1865, a new city district now stands. The Student Hotel, a Pathé cinema, restaurants, and shops are housed in repurposed factory buildings. And homes. The Sphinxkwartier is formally part of Statenkwartier and adds a completely different type of housing to the neighborhood: new-build apartments with an industrial flair, framed by the brick facades of the former factory.

Those looking for an apartment in Maastricht who don't necessarily want to live in a monumental building will find an alternative in the Sphinxkwartier. More space, modern finishes, and a different atmosphere. Still within walking distance of the Markt and the city center.

Monasteries, Churches, and Art Center Marres

The Statenkwartier has a striking religious past. The ruins of De Beyart monastery, the Capuchin monastery, the Ursulines convent, and the synagogue from 1840 are scattered throughout the neighborhood. Many of these buildings have been repurposed, some into homes. Bogaardenstraat and Capucijnenstraat feature apartment complexes in former monastery buildings. Those who rent here literally live in a historic complex.

Marres, the center for contemporary art in an 18th-century mansion on Capucijnenstraat, is the cultural anchor of the neighborhood. Changing exhibitions, a garden, a café. Artists' studios in a nearby former fire station complete the picture of a quarter that hasn't rationalized away its industrial and religious past but rather lives within it.

What You'll Rent

The offerings in Statenkwartier reflect the diversity of the neighborhood. In the historic core, these are upper floors and apartments in 19th-century buildings. Along the Grote Gracht, these are larger homes in representative mansions. In the Sphinxkwartier, they are modern apartments in converted factory buildings or new constructions. The average household size of 1.3 persons speaks to the demographic: singles, couples, young professionals, and students.

Accessibility

Statenkwartier borders the city center directly. The Markt is within walking distance. Maastricht Station is a ten-minute walk via Boschstraat and the city center. Cycling takes five minutes. Tram connections and buses run via Brusselsestraat and Statensingel. The A2 is accessible via the singels. Having a car in the quarter itself is impractical: the streets are narrow, parking is paid, and limited.

Industrial Heritage as a Home Address

The Sphinxkwartier, on the former grounds of the Sphinx ceramics factory, offers a type of housing not found anywhere else in Maastricht: new-build apartments in an industrial ensemble, alongside restaurants, a cinema, and The Student Hotel.

Thirty National Monuments Per Street

Boschstraat (32), Brusselsestraat (31), and Grote Gracht (24) together boast nearly ninety national monuments. The neighborhood as a whole counts approximately 150. Statenkwartier is one of Limburg's richest neighborhoods in terms of monuments.

Monasteries Converted into Apartments

Former monastery complexes on Bogaardenstraat and Capucijnenstraat have been redeveloped into homes. Those who rent here live in a building with centuries of history, right in a vibrant city.
