The Boschstraatkwartier is located in the northern part of Maastricht's city center, nestled between the historic core, the Meuse, and the Frontensingel. Almost 2,000 residents (2025), with an average of 1.3 people per household. 93 percent of homes are apartments. 80 percent are rental properties. It's a district that hasn't disowned its working-class past but has built a different life on top of it.

From Linen Weaving to Urban Renewal
The name refers to the Boschpoort, one of Maastricht's seven medieval city gates, demolished in the 1860s. The district behind it was traditionally the neighborhood of the cloth weavers. St. Matthias Church on Boschstraat, dating from the mid-14th century, was their parish church.
In the 1970s and 1980s, a large part of the district was demolished and rebuilt. 36 percent of the homes date from the period between 1975 and 1995. This urban renewal left traces that are still visible today: gallery flats next to historic facades, functional street profiles next to medieval alleys. It's not the most harmonious mix, but it does explain why the neighborhood is more affordable than the Jekerkwartier or the Inner City.
The Bassin and Van Hasseltkade
The Bassin is the heart of the Boschstraatkwartier. A former inner harbor on the Meuse, now surrounded by terraces and the Timmerfabriek, a cultural cluster in a repurposed industrial warehouse. On summer evenings, the Bassin is Maastricht's liveliest square. The water, the terraces, and the industrial architecture make it a unique place in the city.
The Van Hasseltkade runs along the Meuse. 18th-century mansions, direct views of the water. These are the most sought-after addresses in the district, and also the most expensive. Those who rent on the quay have the Meuse as their front yard and St. Servaas Bridge a five-minute walk away.
The Boschstraat
The Boschstraat connects the district with the city center. Twelve side streets branch off from it. It is a street with shops and catering establishments on the ground floor and apartments above, but quieter in tone than the Grote Staat or Stokstraat. Mosae Forum, the indoor shopping center on Gubbelstraat, connects to Boschstraat and provides the district with daily amenities.
The Sappi factory on the banks of the Meuse is a remnant of the heavy industry that long characterized the district. It is one of the few large industrial buildings still in use. The experimental housing from the urban renewal period has now been recognized as post-war heritage by the Cultural Heritage Agency of the Netherlands.
What You Can Rent
The offerings in the Boschstraatkwartier are predominantly compact. Studios and one-bedroom apartments in post-war gallery flats or in redeveloped historic buildings. On the Van Hasseltkade, larger homes with Meuse views are available, but these rarely become vacant and attract significant competition. The price level is slightly lower than in the Jekerkwartier or the Inner City, making the Boschstraatkwartier more accessible for starters and people who want to live centrally without paying the highest price.

Accessibility
The Boschstraatkwartier borders directly on the city center. The Markt is a ten-minute walk away. Maastricht Station can be reached via the Saint Servaas Bridge and Wyck in fifteen minutes. The Frontensingel and Maasboulevard are the main routes for cyclists and cars. Parking is paid in most streets. The district is compact enough for cycling or walking for almost all daily activities.
The Bassin as a Neighborhood Hub
This former inner harbor on the Meuse has grown into Maastricht's liveliest outdoor square. The Timmerfabriek, terraces along the water, and summer evenings that continue late. A place unlike any other in the city.
14th-Century St. Matthias Church
The medieval cloth weavers' parish church still stands. In the middle of a district largely demolished and rebuilt, St. Matthias Church is an anchor of continuity. The church dates from the mid-14th century and is one of the oldest buildings in the quarter.

The Boschstraatkwartier has one of the highest rental percentages in Maastricht. Eight out of ten homes are rental properties. This makes the supply relatively large compared to surrounding neighborhoods, although competition here is also significant.
