The district on the eastern bank of the Meuse combines a nineteenth-century street structure with the Sphinxkwartier, located on the site of a former ceramics factory.

Wyck is located across the Meuse, connected to the historic city center by the Sint Servaasbrug. It is Maastricht's most diverse district: a historic core with eighty protected buildings on Rechtstraat, a station area with wide, tree-lined streets from the late nineteenth century, and an entirely new urban quarter built on the remains of the Sphinx factory. Wyck has 5,415 residents (2023), spread across approximately 4,110 households. The average of 1.4 people per household indicates who lives there: mainly singles and couples, young professionals, and expats.

Three Layers in One District

Wyck does not have a single face. The district consists of three clearly distinct areas, each contributing its own building period and atmosphere.

The historic core is Oud-Wyck, with medieval origins. Rechtstraat is its backbone: a street with eighty protected buildings, nineteenth-century facades, cozy boutiques, and an atmosphere more reminiscent of a Belgian trading town than an average Dutch residential neighborhood. Wycker Brugstraat and Hoogbrugstraat run parallel and are livelier in tone: terraces, restaurants, and small specialty shops.

Directly adjacent is the Stationsbuurt (Station Quarter), formed after the relocation of the station in 1913. Wide streets, rounded street corners, bourgeois architecture from the early twentieth century. The scale here is larger than in Oud-Wyck. The buildings are too. This translates into rental homes with slightly more space than what the narrow historic core offers.

And then there is Céramique, formally part of Wyck but practically a separate quarter. On the site of the former Société Céramique earthenware factory (founded 1863), a residential and office area with international architecture has been developed since 1994. Bold volumes, wide boulevards, views of the Meuse. The most modern part of Maastricht.

The Sphinxkwartier

Maastricht's most impactful transformation project is unfolding in Wyck. On the former industrial sites of the Sphinx ceramics factory, which gave the city a brick skyline for decades, a new district has been forming since 2013. The Sphinxkwartier is part of the broader one-hundred-hectare Belvédère area.

The program includes approximately one thousand new homes, two hundred and fifty student residences, and one hundred thousand square meters of repurposed industrial heritage for culture, hospitality, and businesses. The residential complexes bear names such as Amonet, Cielo, Faenza, and Gustav, named after Sphinx tableware collections. The Student Hotel, Muziekgieterij (music venue), and cinemas are located in the area. The heavy brick facades of the former factory have largely been preserved.

The Sphinxkwartier is not yet finished. But what is already there gives a clear picture. It is a quarter for people who take city life seriously: everything within walking distance, industrial character, new construction on historic ground.

What You Rent in Wyck

The offerings in Wyck are more diverse than in any other Maastricht neighborhood. In Oud-Wyck and the Stationsbuurt, monumental buildings rent out upper floors and apartments with character. High ceilings, thick walls, sometimes original interior details. Newer is the Sphinxkwartier with apartments in converted factory buildings or newly constructed complexes. In Céramique, there are modern apartments with spacious layouts and views of the Meuse or the city.

There is a wide variety. Those looking for a studio in a historic building will find it on Rechtstraat or its side streets. Those seeking a larger new-build apartment with a balcony should look in the Sphinxkwartier or Céramique. Single-family homes are scarce. Wyck is a neighborhood of apartments.

Daily Life

Rechtstraat is Wyck's shopping street. No large chains, but independent shops: delicatessens, interior stores, small restaurants. It's the kind of shopping street you find in the historic cores of large cities, but is relatively rare in the Netherlands. Within walking distance are several supermarkets and the daily amenities of the city center across the bridge.

The Frontenpark, a ten-hectare green area as part of the Belvédère area development, is on the edge of Wyck. There are walking routes along the Meuse. The city center with the Vrijthof and the Market is a five to ten-minute walk via the Sint Servaasbrug. For those looking at Wyck from the Jekerkwartier: it's the same city, but a different life. Wyck is more commercial, more international, and slightly less cozy.

Wyck by Day

Coffee shops and boutiques along Rechtstraat. Lunch spots on Wycker Brugstraat. The market in the center is a few minutes' walk away. Wyck functions during the day as a district with its own appeal, even for outside visitors.

Wyck by Night

The restaurants on Rechtstraat and Stationsstraat attract an urban crowd. It's not an entertainment district in the sense of Brusselsestraat, but it's lively. Those looking for a quiet meal or drink without the hustle and bustle of the center will find Wyck to be a good choice.

Accessibility

Maastricht Station is on the edge of Wyck. It's a five to ten-minute walk from most parts of the district. Intercity trains run to Eindhoven (50 minutes), Utrecht (one and a half hours), and Liège in Belgium (30 minutes). The international connections via Liège give Wyck an extra advantage for residents who travel regularly.

From Wyck, you can quickly access the highway via the A2 towards Eindhoven and the Randstad. Crossing the Meuse to the center is best done by bike or on foot. Parking in Wyck is better regulated than in the Jekerkwartier, but still urban: paid parking, limited space, a resident permit as an option.

From Factory to Residential Area

The Sphinxkwartier, on the former sites of the Sphinx ceramics factory, is one of Limburg's largest urban transformations. Approximately one thousand new homes in industrial heritage, directly adjacent to historic Wyck and within walking distance of the station.

Eighty Protected Buildings on One Street

Rechtstraat has the highest concentration of national monuments per meter in Maastricht. Nineteenth-century commercial facades, boutiques, and restaurants in a street whose scale and atmosphere stand apart from the rest of the city.
