Malburgen was the first district of Arnhem-South. Construction began in 1937, in the part now called Malburgen-West. The first homes were intended for civil servants and the middle class. After the war, expansion followed in all directions. Gallery flats, single-family homes, post-war building blocks. The district grew into Arnhem's largest, with about 18,000 to 20,000 inhabitants spread across five sub-districts.

These sub-districts are Malburgen-West, Malburgen-Oost-Noord, Malburgen-Oost-Zuid, Immerloo, and Het Duifje. Each has its own character. Malburgen-West has the garden village character that has been restored through demolition and new construction. Malburgen-Oost-Noord contains the oldest streets: Orchislaan, Suikerland, and Groene Weide, plus the Vissenbuurt (Fish district). Immerloo is the most multicultural: 92% of residents have a non-Dutch background, more than seventy cultures within a few square kilometers.

Two bridges to the city center

The Rhine separates Malburgen from the rest of Arnhem, but two bridges make the distance short. The John Frost Bridge, named after the British commander from the Battle of Arnhem, connects the eastern part with the city center. The Nelson Mandela Bridge, also known as 'the New Bridge', is located further west and provides access to the Stationskwartier.

By bike, you can reach the Grote Markt in ten minutes via the John Frost Bridge. This makes Malburgen one of the most accessible districts of Arnhem-South. The floodplains between the bridge and the district are green and open. On summer days, people sit on the Rijnkade on the north bank. On the south side, the water is calmer.

Thirty years of urban renewal

The Malburgen Development Plan has been running since 1998. In almost thirty years, more than 1,250 homes have been replaced by new construction. In total, 2,700 new homes will be added. 276 rental homes have been made more sustainable. It is one of the longest-running urban renewal projects in the Netherlands.

In Malburgen-West, the garden village character has been restored. The sub-district De Plantage is considered a successful example of demolition and new construction. In Malburgen-Oost-Noord, the Vissenbuurt is being redeveloped with new rental apartments. The project 'Wood instead of Concrete' by KENK architects replaces concrete post-war homes with timber construction.

Rent a home in Malburgen means choosing from different layers of time. Original 1950s construction next to energy-neutral new builds. Renovated gallery flats next to timber frame homes. The district changes block by block.

Sluiseiland: new construction on the water

The most visible new project is Sluiseiland, in the northwest of Malburgen-West. On a former playground island next to the park, 57 single-family homes, 49 rental apartments, 20 patio homes, and 37 townhouses are being built. The designs are by Faro Architecten. The island is located on the water, with views of the floodplains.

In addition, a new residential tower with apartments is located on the Eldenseweg. Malburgen-West is growing the fastest: an expected population increase of 33% due to new construction. The current 4,825 inhabitants (2025) will significantly increase.

Immerloo and Het Duifje

Immerloo is located on the edge of the district, bordering the Immerloopark, Arnhem-South's largest city park. Het Duifje is the smallest sub-district. Both are quieter than Malburgen-Oost or -West. The park offers the greenery that the post-war building blocks lack.

The diversity in Immerloo is the highest in Arnhem. More than seventy nationalities, shops with products from all over the world, a soundscape of languages. It is not a neighborhood for those seeking homogeneity. It is a neighborhood for those who don't care where their neighbor comes from.

Since 1998, homes have been demolished, renovated, and replaced. 2,700 new homes, timber construction instead of concrete, garden village character restored in Malburgen-West.

Two bridges, ten minutes by bike

The John Frost Bridge and the Nelson Mandela Bridge connect Malburgen with the city center. The Grote Markt is a ten-minute bike ride away.

Rent a home in Malburgen differs from the city center or Burgemeesterswijk. The supply is larger, turnover higher, and prices lower. The private sector is growing due to new construction on Sluiseiland and the sustainability of existing homes. For tenants looking for space at a lower price, and who see the Rhine not as a barrier but as a view, Malburgen is the most logical alternative to the north bank.

Respond quickly to new listings. Check whether a home is in the renovated or original part of the district. That difference is significant: a renovated apartment in De Plantage is a different experience than a gallery flat from 1955. Both exist in Malburgen. Set up a search query and filter by year of construction if that matters to you.

Malburgen consists of five sub-districts: Malburgen-West, Malburgen-Oost-Noord, Malburgen-Oost-Zuid, Immerloo, and Het Duifje. Each has its own character and demographic composition.

Via the John Frost Bridge or the Nelson Mandela Bridge, you can reach the city center by bike in ten minutes. The Rhine is the only separation. Bus lines connect the district to Arnhem Central Station.
