Rent an Apartment in Arnhem

Arnhem is a city of apartments. Unlike many Dutch cities where apartments mainly mean post-war gallery flats, Arnhem has a tradition of upper and lower dwellings in pre-war buildings. Nineteenth-century mansions once occupied by a single family have long been divided into two or three floors — each with its own front door, unique character, and sometimes surprisingly much space. This floor culture makes searching for an apartment here different than in other cities.

That doesn't mean it's easy. The supply in the free sector in Arnhem has been shrinking for years, while demand is increasing. Popular neighborhoods like Sint Marten and Spijkerkwartier are competitive, and homes go quickly. But whoever knows the city — and knows where the supply is — has an advantage.

The Eight Quarters: Apartments in the Heart

Arnhem's city center is divided into eight quarters, each with its own icon and character. From the Rijnkwartier by the water to the Eusebiuskwartier around the large church, from the Musiskwartier with its theaters to the 7 Straatjes with their independent shops. After the Battle of Arnhem in 1944, the center was largely rebuilt, resulting in a mix of post-war reconstruction and recent new developments.

The station area is still under full development. The striking station building by architect Ben van Berkel was just the beginning — new residential and office towers are still emerging around the station. The Coehoorn area, right next to the station, is transforming from a creative incubator into a fully-fledged residential area with new-build apartments. And large-scale developments are taking place on the Rijnkade in the coming years, including the Cobercokwartier on the site of the former milk factory.

For tenants, this means: the center mainly focuses on new constructions and renovated post-war properties. The square meter prices here are at the top end of the Arnhem market, but you are within walking distance of everything.

Sint Marten — The Most Densely Built Neighborhood in Arnhem

Ask an Arnhem resident where the best place to live in an apartment is, and chances are Sint Marten will be mentioned. This compact neighborhood south of the center originated in the early twentieth century as a working-class district, but has since developed its own distinct identity. Narrow streets with diverse facades, green city gardens, and a growing number of specialty shops and restaurants on Hommelseweg and Sint Antonielaan.

The buildings largely date from the 1920s to 1950s. They are classic upper and lower dwellings: the ground floor with a small front garden, the upper floor accessible via its own staircase. The space per dwelling is limited — larger households eventually move away — but for starters and couples, it's an ideal first home. Property values in Sint Marten are significantly lower than in the adjacent Sonsbeek-Noord, which is reflected in the rental prices. The neighborhood borders directly on Park Sonsbeek, one of the most beautiful city parks in the Netherlands, and the city center is within walking distance.

Parking is difficult here: the streets are narrow, and a permit does not guarantee a spot. Those who don't have a car or can do without one have a great advantage in Sint Marten.

Sonsbeek-Noord — Quiet Luxury by the Park

Adjacent to Sint Marten but a world apart in atmosphere: Sonsbeek-Noord. Here you'll find larger properties, grander facades, and gardens that flow into the park. With only just over five hundred homes, this is one of Arnhem's more expensive neighborhoods. Rental availability is scarce and pricey, but those who find an apartment here live in one of the most beautiful settings in the East of the Netherlands.

The type of housing also differs. Where Sint Marten offers compact floors, Sonsbeek-Noord more often features spacious apartments in mansions — three or four rooms, sometimes with their own balcony or terrace overlooking the greenery. The downside: few homes become available, and competition is fierce.

Presikhaaf — Affordable Living on the East Side

As a counterpoint to the popular city center neighborhoods, Presikhaaf is worth mentioning. This post-war neighborhood on the east side of Arnhem was one of the first areas in the Netherlands to have an indoor shopping center in the 1960s. The neighborhood is diverse, with 117 ethnicities in Presikhaaf-West alone, and the housing stock largely consists of affordable apartments in portico flats and gallery buildings.

The WOZ (property value) values are considerably below the city average, which directly translates into lower rents. Presikhaaf is not a trendy neighborhood and makes no effort to be one — but it is functional, easily accessible (the trolleybus to the center runs frequently), and for tenants with a more limited budget, it's one of the few places where the free sector is still relatively accessible. The municipality is investing in the renewal of Presikhaaf, with plans to make parts of the neighborhood future-proof.

Monnikenhuizen — The Viewpoint

Small and relatively unknown: Monnikenhuizen, named after the Carthusian monastery that stood here in the Middle Ages. The neighborhood is located high on the ice-pushed ridge and offers the most beautiful view over the city and the Rhine from Hoogte 80. The housing supply is limited but varied — from post-war flats to more spacious apartments with spectacular views. Those who find something here have discovered one of Arnhem's best-kept secrets.

Prices and What You Need to Know

Rental prices for apartments in Arnhem are well below those in the Randstad — but that average is misleading. In Spijkerkwartier or Sonsbeek-Noord, you pay considerably more per square meter than in Presikhaaf or Malburgen. The difference between the most expensive and cheapest neighborhood is greater than you might expect. The current prices per neighborhood are shown in the graph below.

Landlords almost always request three times the monthly rent as gross income. Make sure you have your payslips, an employment contract, and possibly an employer's statement ready before you respond — for popular apartments, selections are sometimes made within a day.

Pre-War Floor or New-Build Complex — The Deliberation

This is the choice that defines Arnhem's apartment landscape. A pre-war floor in Spijkerkwartier, Sint Marten, or Burgemeesterswijk offers character: high ceilings, cornices, wooden floors, sometimes a fireplace. But also: steep stairs, drafts, limited insulation, and often no lift. The energy label is rarely better than D or E.

A new-build apartment in Schuytgraaf, the station area, or Coehoorn offers comfort: good insulation, a lift, outdoor space, sometimes underfloor heating. But the atmosphere is different — functional, clean, little surprise. And rental prices in new builds are often higher than you would expect based on the location.
