Oud-Noord: Vogelbuurt, Nieuwendam, and the IJplein

Oud-Noord is the oldest part of the district. It is the busiest and most urban part of Noord. Homes are larger than in the city center, rental prices are lower, and the selection is wider.

Elzenhagen, north of Buikslotermeer, is a quieter residential area from the 1980s and 90s with a green character. Banne Buiksloot and Kadoelen, on the northwest side, are post-war residential areas with predominantly porch apartments and gallery flats.

NDSM Wharf and Overhoeks: new Amsterdam on the IJ

The NDSM Wharf is a former shipbuilding site that has been transformed into a creative cluster. Studios, festivals (DGTL, IJ-Hallen), beach pavilion Pllek, offices, and new-build homes. It's the place that put Noord on the map. The neighborhood has about 4,300 residents (2025) and is growing rapidly.

Overhoeks, the former Shell site, is sleeker and more urban: modern new-builds, the Eye Filmmuseum on the water, the A'DAM Tower with its city views, and the Tolhuistuin as a cultural venue. It is the part of Noord that most resembles the city center, but with views of the IJ instead of a canal.

The Hamerkwartier, east of the NDSM Wharf, is under development: a former industrial area being transformed into a mixed residential and commercial area. Noorderpark metro station is a five-minute bike ride away.

Landelijk Noord: polder within the city

Landelijk Noord is the part of Amsterdam that no one expects: polder land with villages like Durgerdam, Ransdorp, Zunderdorp, Holysloot, and Schellingwoude. It is agricultural and recreational. Houses with gardens by the water, meadows with cows, church towers above the reeds. The rental housing supply is minimal, but the existence of this area gives Noord its character: a district that stretches from the IJ bank to the open landscape.

The ferry, the metro, and the IJ

The accessibility of Noord revolves around two modes of transport: the ferry and the metro. The free GVB ferry from Centraal Station to Buiksloterweg departs every two minutes. The ferry to the NDSM Wharf every thirty minutes. The Noord/Zuidlijn (metro 52) connects Station Noord with Centraal Station in five minutes and with Station Zuid in fifteen minutes. Multiple bus lines serve the district. By bike, the city center is fifteen minutes via the ferry. Parking in Noord is more spacious and cheaper than in the city center.

The ferry as a daily ritual

The free GVB ferry from Centraal Station to Buiksloterweg departs every two minutes and is the daily mode of transport for Noord residents. A two-minute journey across the IJ, with the city as a backdrop. It is the most Amsterdam piece of public transport there is.

NDSM-Wharf: from shipbuilding to creative hub

The NDSM Wharf was one of Europe's largest shipyards. After its closure, the site was transformed into a creative cluster combining festivals, studios, hospitality, and new-build homes. The IJ-Hallen, the largest flea market in the Netherlands, takes place there monthly.

Garden Villages with Gardens

The garden villages of Noord offer what almost no other district in Amsterdam has: terraced houses with front and back gardens, built in a village setting with green streets. It is living in Amsterdam without feeling like you are living in a city.
