Stadshagen began in 1997 as a planned urban extension in the polder west of Zwolle. The district now has approximately 27,480 residents (2023) and is still growing. New sub-districts like Breezicht and De Tippe add homes every year. Looking at Stadshagen, one sees a city that consciously chose to expand beyond its canals: spacious, green, and with a profile completely different from the historic districts on the other side of the water.

Vinex in the Polder

Stadshagen is a Vinex location: one of the large housing projects from the 1990s with which the government aimed to meet the growing demand for owner-occupied homes outside the cities. The first pile was driven into the ground in 1997. In the decades that followed, the district grew into one of the largest new-build areas in Overijssel.

The setting is unmistakably Swedish. The district is located in the Mastenbroek polder, with the landscape extending to the horizon on the western side. Sub-districts such as Breecamp, Schoonhorst, Milligen, and Stadsbroek were each completed in their own period, each with its own street profile and housing type. The most recent additions are Breezicht (from 2019, approximately 1,140 homes) and De Tippe (approximately 1,300 homes).

What You Rent in Stadshagen

Stadshagen is primarily an owner-occupied district. Terraced houses, semi-detached houses, and detached houses on spacious plots make up the majority of the housing stock. However, there are also apartments, both in the older and newer sub-districts. These are apartment buildings and stacked apartments integrated into the green street structure.

The free-sector rental market offering in Stadshagen is more limited than in the city center districts. What is available primarily consists of new-build apartments and occasionally offered homes from private landlords. If you want more choice, look in Diezerpoort, Assendorp, or the city center.

Space and Nature

The defining characteristic of Stadshagen is its spaciousness. Residential streets with front gardens, water between the building blocks, and play areas in every neighborhood. The Mastenbroek nature reserve borders the northern side of the district. From the edges of Stadshagen, you can look out over polder land. This is an environment you won't find in a 19th-century urban neighborhood.

For families, Stadshagen is one of the most popular choices in Zwolle: plenty of space, primary schools in every sub-district, safe streets, and facilities built alongside the district. Shopping centers, sports complexes, and schools are available without having to go into the city center.

Accessibility

Stadshagen is ten to thirty minutes by bike from the city center, depending on the sub-district. A fast cycle route along the water shortens the travel time. By car, the city center is reachable via the ring road in ten minutes. The district has bus connections to the city center and the station. For daily commuting, a car is more practical in Stadshagen than in districts closer to the center.

Zwolle Station is twenty to twenty-five minutes by bike from the older parts of the district. Those who take the train daily will factor this distance into their choice for Stadshagen versus Assendorp or Diezerpoort.

Built in the Polder

Stadshagen was built on the Mastenbroek polder, the low-lying meadow landscape west of Zwolle. The Mastenbroek nature reserve directly borders the district. The combination of urban new construction and open polder land is nowhere as strong in Zwolle as it is here.

District Under Construction

More than 25 years after the first homes in 1997, construction is still ongoing. Breezicht and De Tippe are each adding over a thousand homes. Stadshagen is not a finished project but a district that grows larger year after year.

Scale and Facilities

Approximately 27,000 residents, its own shopping centers, schools in every sub-district, and sports facilities. Stadshagen has the scale of a medium-sized city. For those who do not want to depend on the city center for daily needs, the district is completely self-sufficient.

Predominantly owner-occupied homes, but there are also rental apartments in new-build complexes and occasionally offered private rental homes. The free-sector rental market offering is more limited than in the city center districts. If you want a lot of choice, also look in Diezerpoort or Assendorp.
