Renting a Home in the Center of Hoofddorp

The heart of the fastest-growing municipality in the Netherlands, five minutes from Schiphol, and with a rental market permanently under pressure due to its proximity.

Hoofddorp is the largest urban core of the Haarlemmermeer municipality, with approximately 80,900 residents (2026). The municipality as a whole has 167,000 residents and continues to grow steadily. More than half of the 160,000 jobs in Haarlemmermeer are linked to Schiphol. This determines who lives there and why: airline personnel, expats working for multinationals in the region, commuters who find Amsterdam too expensive and want quick access to Schiphol. Hoofddorp center serves this group with a mix of existing and new-build properties, right next to the city heart with shops and restaurants.

The City Heart

Hoofddorp's center features an indoor shopping mall and a compact core with shops, terraces, and daily amenities. Its scale is that of a large commuter city, not a historic city center. There are no canals, no medieval church, and no picturesque square. What it does have: accessibility, space, and a direct connection to everything the region has to offer.

The origin of Hoofddorp dates back to 1868, when the Haarlemmermeer, as a reclaimed polder, acquired a settlement. The historical core is modest but present: a few streets with older buildings around the church, a market, a town square. Everything else is post-war or more recent.

What You Rent

Hoofddorp center offers a mixed housing supply: apartments above the shopping center and in new-build complexes, terraced houses in the streets around the core, and larger homes on the outskirts. The private sector rental market supply is present and more varied than in many historical center villages of comparable size.

Competition is high. Schiphol personnel, international tenants, and Amsterdammers relocating to Hoofddorp all put pressure on the same market. Those who react quickly have the best chances.

Accessibility

Hoofddorp Station has a direct train connection to Amsterdam Central (20 minutes), Schiphol (5 minutes), and Leiden (25 minutes). The A4 and A9 motorways are quickly accessible via the exits around Hoofddorp. Amsterdam can be reached by car in twenty to thirty minutes, depending on traffic on the A4.

This location makes Hoofddorp one of the most accessible commuter municipalities in the Randstad. Those who work in Amsterdam but want to avoid Amsterdam rental prices, or those who work at Schiphol and don't want to commute, will find a practical home base in the center of Hoofddorp.

Schiphol in Five Minutes

Hoofddorp Station has a direct train connection to Schiphol which takes five minutes. For airline personnel, frequent flyers, and expats who travel internationally regularly, this is an advantage that most other residential areas in the region do not offer.

Amsterdam Without the Amsterdam Price

Hoofddorp is twenty minutes from Amsterdam Central by train. The rental price level is lower than in Amsterdam, especially for comparable sizes. Accessibility is no less.

Fastest-Growing Municipality in the Netherlands

Haarlemmermeer is one of the fastest-growing municipalities in the Netherlands. New neighborhoods, new facilities, and a growing range of amenities in the center. Those who rent now will live in a city that will have a different appearance in ten years.
