Renting a Home in Hoofddorp

The largest town in Haarlemmermeer, four train minutes from Schiphol and fifteen minutes from Haarlem, built on former seabed.

Hoofddorp has only existed since the Haarlemmermeer was reclaimed in 1852. That might sound like a footnote, but it explains everything. There’s no historic city center, no medieval streets, no monumental old quarter. The city was planned from the ground up. Streets are wide, plots are spacious, and neighborhoods are logically arranged. Those considering renting a home in Hoofddorp will find a city of about 80,000 residents (2025) that is still growing. Schiphol is four minutes away by train. Amsterdam Central is 22 minutes away. Haarlem is fifteen minutes away. This combination of space, accessibility, and modern housing stock attracts commuters, airport staff, and expats.

Houses in Hoofddorp

The housing stock is young compared to most Dutch cities. The majority dates from the 1970s or later. This means better insulation, higher energy labels, and less deferred maintenance than in pre-war areas elsewhere. The free sector offer consists of terraced houses, corner houses, semi-detached houses, and detached houses. The apartment page covers the selection in complexes and upper floors. This page focuses on single-family homes per district.

Overbos and Pax: The First Ring Around the Center

Overbos and Pax are located directly north and west of the center. Overbos was built in the 1980s as a family neighborhood: low-rise buildings, wide streets, mature greenery. The Wandelbos (Walking Forest) borders the district. The homes are predominantly terraced and semi-detached houses with front and back gardens. Turnover is low. Residents tend to stay here for a long time.

Pax is older and more compact. Closer to the station, smaller plots, more variation in architectural style. For renters looking for the shortest distance to the station and the center, Pax is the logical option. Overbos is the choice for those who prefer space and greenery over centrality.

Graan voor Visch and Bornholm: The Oldest Expansions

Graan voor Visch and Bornholm are the oldest expansion districts, built around 1970. The design is functionalist: rigid street patterns, gallery flats next to terraced houses, neighborhood shops within walking distance.

Graan voor Visch is located between the Kagertocht and the Hoofdvaart. Bornholm is between the Nieuwerkerkertocht and the IJweg.

The homes are more spacious than what you get in new builds for the same rent. Three bedrooms, a garden, a storage room. The energy labels vary. Some blocks have been renovated, others have not. Ask about this during a viewing. Both neighborhoods are practically designed. No architectural surprises, but solid family homes with short lines to schools and amenities.

Toolenburg and Tudorpark: From Standard to English Village Atmosphere

Toolenburg is located south of the center. A wide family neighborhood with its own shopping strip, sports facilities, and good bus connections. The homes date from the 1980s and 1990s. Terraced houses, corner houses, and here and there an apartment complex. It is the neighborhood where the single-family home offering is widest.

On the southern edge of Toolenburg lies Tudorpark. Hoofddorp's most striking urban development project: about 1,250 homes in English Tudor style, designed by Loos van Vliet. Brick facades, bay windows, pitched roofs, water along the central axis. It deliberately contrasts with the strict polder subdivision around it. Tudorpark attracts renters looking for architecture with character in an otherwise planned city.

Floriande: The Vinex District on the Water

Floriande is located west of the IJweg and was built from the late 1990s as a Vinex location. The urban planning is special: wide waterways form the backbone of the district and give each sub-area its own character. A different architectural team was engaged for each neighborhood. This ensures variation within a cohesive design.

The homes are modern, the energy labels good, and the streets low-traffic. Floriande lake functions as a recreational spot. The neighborhood is further from the station than Overbos or Pax, but bus lines connect Floriande to the center. For families with young children seeking a safe, green living environment with newer homes, Floriande is the most obvious choice.

Lincolnpark: The Newest Expansion

South of the railway, Hoofddorp continues to grow. Lincolnpark is the largest ongoing new construction project: about 1,700 homes distributed over five sub-areas, each with its own architecture. The design is car-free and park-like. Schools, a sports hall, and daily amenities will be in the neighborhood itself. The first homes will be completed in the coming years.

For renters, Lincolnpark means the supply in Hoofddorp-Zuid is growing. New-build homes with the best energy labels, in a neighborhood designed from the ground up. The location is slightly further from the center but close to the A4 motorway and Schiphol.

City without a Past, City with a Plan

Hoofddorp was built on former seabed. The Haarlemmermeer was reclaimed in 1852. There is no medieval core, no historic quarter. Everything is planned. This gives the city a clarity not found in older cities: wide streets, logical neighborhood layouts, spacious plots.

Schiphol in Four Minutes

No other Dutch residential area has an international airport just four train minutes away. This attracts an international audience and makes Hoofddorp appealing to airport staff, expats, and commuters who travel frequently.

Polder Landscape as a Backyard

Where the buildings end, the polder begins. Long straight roads, ditches, open air. The Haarlemmermeerse Bos is south of the city. Cycling through the polder in Hoofddorp isn't an outing but a daily routine.

A Polder Market with Growing Supply

The rental market in Hoofddorp is tighter than the modern housing stock might suggest. The proximity to Schiphol and excellent train connections keep demand high. Popular neighborhoods like Overbos and Floriande see little turnover. The widest selection is in Toolenburg and the older expansion districts. Lincolnpark will add new supply in the coming years.

Make sure your proof of income and identification are ready before you respond. In a market where good single-family homes are quickly snapped up, speed counts. Set up a search alert on our platform and react immediately when something suitable appears. The full range of properties in Haarlemmermeer is available in one place.
