Rent an Apartment in Hoofddorp

Four train minutes from Schiphol, with new construction in the city center, gallery flats in the suburbs, and an entire office park being transformed into a residential area.

Hoofddorp is built on the reclaimed land of a drained lake. Everything is planned; nothing grew organically. This is evident in the apartment offerings. There are no upper floors in centuries-old canal houses. Instead, you'll find modern complexes in the city center, gallery flats in post-war neighborhoods, and a series of new construction projects that will significantly increase the supply in the coming years. Those considering renting an apartment in Hoofddorp will find a city of about 80,000 inhabitants (2025) where Schiphol is four train minutes away, Amsterdam 22 minutes, and Haarlem a quarter of an hour. The rental homes page covers single-family offerings by neighborhood. This page focuses on apartments.

Apartments in Hoofddorp

The apartment offerings in Hoofddorp fall into three segments. In the city center are newer complexes, often with lifts, balconies, and underground parking. In the post-war neighborhoods, you'll find gallery flats from the 1970s and 80s offering more square meters per euro. And in Hoofddorp-Zuid and Beukenhorst-West, thousands of new apartments will be added in the coming years. The choice depends on what you're looking for: centrality, space, or new construction.

The City Center: Apartments within Walking Distance of Everything

The center of Hoofddorp is located around Raadhuisplein, shopping center Vier Meren, and Marktlaan. The apartments here were predominantly built after 2000. Complexes are located above and next to shops, with catering establishments and amenities at street level. The station is within walking distance. The weekly market on Thursdays, cinema, and supermarkets are just around the corner.

The apartments are compact compared to those in the suburbs. Two rooms are standard; three rooms are available but less common. Energy labels are good. Parking in the center is more difficult and expensive than in residential areas. For tenants who want everything within walking distance and don't need a car, the center is the most logical choice.

Beukenhorst-West: From Office Park to Residential Area

The most striking story in Hoofddorp's apartment market is unfolding in Beukenhorst-West. This former office park, directly next to the station, is being transformed into a mixed-use residential area. Plans include several thousand apartments. The offices that stood there were largely vacant. Instead of demolition and new construction, some buildings are being converted, others replaced.

The location is strong: the station a few minutes' walk away, Schiphol a stone's throw. It will be an urban living environment, denser and taller than the rest of Hoofddorp. For tenants seeking a new apartment in a central location, Beukenhorst-West will be the most interesting area of the city. The supply is growing in phases.

The oldest expansion districts of Hoofddorp, built around 1970, have the largest existing apartment supply. Graan voor Visch and Bornholm consist of gallery flats of three to five stories, alternated with terraced houses. The apartments are more spacious than what you get in the city center. Two to three bedrooms, a balcony, often a storage room on the ground floor.

The architecture is sober. No frills, no special details. Energy labels vary per block. Some complexes have been renovated and insulated, others have not. The advantage is space per euro. The disadvantage is the finish. When viewing, ask about the energy label and the maintenance plan. Both neighborhoods have their own shops, schools, and bus connections.

Floriande and Toolenburg: Apartments in Family Neighborhoods

Floriande and Toolenburg are primarily family neighborhoods, but both also have apartment complexes. In Floriande, these are newer blocks from the late 1990s and early 2000s, built as part of the Vinex development. The architecture is more varied than in the older neighborhoods. The apartments are often located along the water that forms the backbone of Floriande.

In Toolenburg, complexes from the 1980s and 90s are scattered. On the southern edge is Tudorpark, where, in addition to single-family homes, apartments in English Tudor style have been built. It is Hoofddorp's most distinctive apartment segment in terms of architecture. Both neighborhoods are greener and quieter than the city center but further from the station.

Hoofddorp-Zuid: New Construction Offerings

South of the railway, Hoofddorp is growing. Lincolnpark is the largest project: about 1,700 homes in five sub-areas, including apartments. The design is car-free and park-like, with its own schools and amenities. Rooseveltpark, also in Hoofddorp-Zuid, adds 330 homes.

The apartments in these projects have the best energy labels and the most modern finishes. The location is further from the center but close to the A4 motorway and Schiphol. For tenants seeking new construction without compromising on insulation and sustainability, Hoofddorp-Zuid is the area to keep an eye on.

Offices Become Homes

Beukenhorst-West is a former office park next to the station that is being transformed into a residential area. Thousands of apartments will be added in an area that already has Hoofddorp's best public transport connections. It is the largest transformation in Haarlemmermeer.

Four Minutes from Schiphol

Hoofddorp Station is on the Amsterdam-Haarlem line via Schiphol. Four minutes to the airport, 22 to Amsterdam Central, fifteen minutes to Haarlem. For commuters and airport staff, few places have a better location.

Polder City Without a Past

Hoofddorp has existed since 1852. There is no historic core, no monumental shell. The city was planned from the ground up. This gives the apartment offerings its own character: modern, functional, logically arranged.

A Growing Market

The apartment market in Hoofddorp is in motion. The existing supply in the center and post-war neighborhoods is tight. Good apartments go quickly, especially around the station and in Floriande. But in the coming years, thousands of homes will be added in Beukenhorst-West, Lincolnpark, and Rooseveltpark. This makes Hoofddorp one of the few places in the region where the supply is actually growing.
