Rent a Home in Groningen West

Paddepoel, Vinkhuizen, and Selwerd: post-war neighborhoods near Zernike Campus, dynamic and affordable. View available rental properties in Groningen West.

Groningen West is the district between the ring road and the Reitdiep river. Three post-war residential areas, built in the 1960s and 1970s, when the city was growing rapidly and homes were desperately needed. Paddepoel, Vinkhuizen, and Selwerd. Wide streets, communal staircase flats, single-family homes in neat rows. These are not neighborhoods that win awards for architecture, but they provide what many renters seek: affordable homes within cycling distance of the city center and the university. Those considering renting a home in Groningen West choose a neighborhood that is changing. The municipality is investing, homes are being replaced, and the Zernike Campus is growing.

Apartments in Groningen

Paddepoel: The Campus District

Paddepoel is closest to the Zernike Campus, attracting many students and staff from the University of Groningen (RUG) and Hanze University of Applied Sciences. The neighborhood was built in the 1970s. Single-family homes with gardens, supplemented by communal staircase flats and gallery flats along the main roads. The street names are named after aquatic plants.

Winkelcentrum Paddepoel is the daily shopping center. Supermarkets, small shops, a pharmacy. It is functional, not atmospheric. But it covers the basics without having to leave the neighborhood.

The rental market in Paddepoel is active. Apartments and upper-floor units for students and starters, single-family homes for families who find the city center too expensive. The distance to the city center is ten to fifteen minutes by bike. To Zernike Campus, it's five minutes.

Vinkhuizen: Honest About a Neighborhood in Transition

Vinkhuizen is a neighborhood you have to be honest about. Built in the late 1960s, early 1970s. Straight streets, large residential blocks, communal staircase flats along the western ring road. The homes are functional but dated. Moisture problems and poor insulation are common in the older blocks.

The municipality and landlords are addressing this. 56 single-family homes from the 1970s are being demolished and replaced by 89 new homes: 52 single-family homes and 37 apartments, well-insulated and connected to the district heating network. This is the beginning of a physical renewal that will continue in the coming years.

Vinkhuizen is part of the National Liveability and Safety Program. Liveability is under pressure. Residents report nuisance from traffic and a lack of parking. The atmosphere varies by street. But rental prices are the city's lowest, the homes are spacious, and the neighborhood has an active residents' group that keeps the community together via vinkhuizen.nl.

For renters who prioritize affordability over atmosphere, Vinkhuizen is an option. Make sure to walk through the street before signing. Several times, at different moments.

Selwerd: Eighty Nationalities, One Neighborhood

Selwerd is located within the northern ring road, closer to the center than Paddepoel and Vinkhuizen. The neighborhood was built in the 1960s. Single-family homes and apartments in a planned layout. At least eighty nationalities live side by side here.

Like Vinkhuizen, Selwerd is undergoing neighborhood revitalization. The Wijkbedrijf Selwerd functions as a social engine: residents are involved in improving their own neighborhood. Renovation and new construction are underway. Public spaces are being made greener and safer.

Amenities are available. A local shopping center for daily groceries, primary schools, a municipal area team. The atmosphere is modest but not unpleasant. Selwerd is a neighborhood where you can live affordably, five minutes by bike from the city center. The studios and rooms that become available here are often taken faster than you'd expect.

Zernike Campus: Knowledge Cluster with Residential Plans

The Zernike Campus is formally part of Paddepoel but functions as its own world. The University of Groningen (RUG) has its exact sciences and technology here. Hanze University of Applied Sciences is located here. Google has an office. Energy Academy Europe, NanoLab, and Start-up City make the campus one of the largest knowledge clusters in the Northern Netherlands.

Until now, the campus was purely a work area. That is changing. 1,500 to 2,000 student residences are being built, with the first deliveries starting in 2027. The campus will be designed to be car-free, with collective parking hubs and better cycling and walking connections to the surrounding neighborhoods. Catering and shops will follow.

For renters in Paddepoel and Selwerd, this means more activity in the immediate vicinity and, in the long term, more housing availability. The campus is moving towards a mixed urban area where living, working, and studying come together.

Most Affordable Rental Market in Groningen

The lowest rental prices in the city. More square meters for less money than in the city center, the Old Neighborhoods, or Helpman.

Neighborhood Revitalization Underway

Vinkhuizen and Selwerd are being renewed step by step. Demolition-new construction, district heating, greener public spaces. The neighborhoods of today are not the neighborhoods of ten years from now.

What Renters Need to Know

Groningen West is a neighborhood of two speeds. Paddepoel is the most stable: a mixed neighborhood with an active rental market, close to the campus and the center. Vinkhuizen and Selwerd are in transition. Rental prices are low, availability is reasonable, but housing quality varies greatly per block. Always ask for the energy label. A 1960s home without renovation will cost more in heating costs than the basic rent suggests.

Rental homes, apartments, and rooms regularly become available here. Competition is less fierce than in the city center or the Old Neighborhoods. But finding a rental home in Groningen West requires you to know the area. Renting a home in Groningen West is affordable, but do it with your eyes open. Respond quickly, have your documents complete, and take the time to walk through the streets before deciding.
