Renting a Room in Enschede

Your only campus city in the Netherlands — where you choose between living on the estate or in the city center.

Enschede has twenty-five thousand students out of a population of one hundred sixty-one thousand. That's over fifteen percent, and you notice it everywhere: on the Oude Markt where De Pakkerij houses four student societies, in the neighborhoods around the center where 'room for rent' signs hang on facades, and on the University of Twente campus where students cycle through the forest to lectures. The city has two major knowledge institutions — the UT and Saxion University of Applied Sciences — each with its own focus point in the city, thus creating two distinct room markets.

Rooms in Enschede

This distinction is fundamental. The UT is a campus university on the former Drienerlo estate, one hundred forty hectares of forest and meadows between Enschede and Hengelo, with its own student housing, a supermarket, GP, hairdresser, and sports facilities. Saxion is located in the city itself, around Ariënsplein and in the city center. Those considering renting a room in Enschede first make the choice: campus or city?

Campus: Living on the Estate

The UT campus is the only true campus university in the Netherlands — a place where you live, study, play sports, and go out without leaving the grounds. Housing association De Veste manages student housing on campus. These are living groups: houses where five to twelve students live together, each with their own room and shared kitchen and bathroom. Allocation is via 'hospiteren' (house viewing/interview) — residents choose their new housemate themselves. This makes campus houses close-knit but also selective: you need to fit the group.

In recent years, there has been significant new construction. On Witbreuksweg, there are 230 flexible homes of 28 square meters — independent studios with private kitchen, shower, and front door, built in 2022 in response to the acute housing shortage. Three new residential complexes with 117 permanent studios have been completed in the wooded area between the Boulevard and the athletics track, designed to cut as few trees as possible. Each floor has shared cooking and living spaces, so the social aspect is not lost.

The advantage of campus living is proximity: you walk to lectures, the Vrijhof (cultural center) is around the corner, and sports facilities are freely accessible with a campus card. The disadvantage is the distance to the city. The center of Enschede is a fifteen-minute bike ride. On a rainy November evening, that can be a deterrent.

The City: Saxion Campus and Surrounding Neighborhoods

Those who study at Saxion almost by definition live in the city. The university of applied sciences is located around Ariënsplein and in the city center — there is no campus to live on. But many UT students also choose a room in the city, closer to the Oude Markt and nightlife.

De Bothoven, directly south of the city center, is one of Enschede's most student-populated neighborhoods. Student houses are often former mansions, often split into four to eight rooms with shared facilities. Lasonder-Het Zeggelt and De Laares, within the ring roads, follow the same pattern: pre-war buildings divided into rooms by private landlords. Rents here are higher than on campus, but you live right in the midst of city life.

Velve-Lindenhof, east of the center, is a neighborhood in transition with lower room prices. It is less sought after but more affordable, and the distance to both Saxion and the station is limited. Twekkelerveld, to the northwest, is close to the UT campus and attracts students looking for a middle ground: not on campus but also not in the center. De Woonplaats is redeveloping parts of the neighborhood here, which will provide new supply in the coming years.

De Pakkerij and Student Life

Student life in Enschede revolves around De Pakkerij, the former factory building on the Oude Markt that houses four student societies. A.S.V. Taste — the largest association with about five hundred members — has Sociëteit Antigoon there. Audentis, the oldest and most traditional association, has Sociëteit T.R.A.M. AEGEE has Sociëteit Asterion, on the ground floor. On Tuesday and Thursday evenings, members flock in. Taste also has eleven association houses spread throughout the city, where members live together.

This is relevant to the room market. Association houses are a separate circuit: you enter through membership, not through Roomspot or a landlord. For members of Taste, Audentis, or one of the other associations, the association house is often the first option. For those who are not or do not become members, the regular offering is the way to go.

The introduction week — the Kick-In for UT students, the HOI-week for Saxion — is when the room market peaks. In August and September, thousands of first-year students simultaneously look for a room. Those who plan ahead and start looking in the spring have an advantage.

Roomspot and Housing Providers

The official platform for student rooms in Enschede is Roomspot, set up by the municipality, the UT, Saxion, De Veste, and Stichting Jongeren Huisvesting Twente (SJHT). SJHT manages student housing in the city, De Veste on campus. Through Roomspot, you can view the combined offer and register for free.

In addition, there is a large private market. Landlords who have split properties in the city center and surrounding neighborhoods into rooms, ranging from unfurnished rooms in a shared house to fully furnished studios. Quality and reliability vary. Roomspot and the Student Union Kamersite are recommended by the institutions as reliable sources. With private landlords, it is wise to read the contract carefully, ask what is included, and be alert to excessively high service costs.

Hospiteren (House Viewing/Interview)

Hospiteren is the standard for student houses in Enschede. Residents invite candidates, cook together, chat, and then choose their new housemate. It's informal but a selection process — be yourself, ask questions, and don't be discouraged if it doesn't work out the first time. Some houses receive dozens of candidates per evening.

International Students

The UT attracts many international students, reinforced by English-taught master's programs and the Brexit influx from the United Kingdom. For international students, hospiteren can be a barrier — the culture is Dutch, and so are the conversations. De Veste and SJHT therefore offer a separate housing supply for international students, often furnished and without a hospiteren process. The Hogekamp complex and residences on Roelof van Schevenstraat are specifically for this target group.

Affordability

Enschede is one of the more affordable student cities in the Netherlands. De Veste's campus rooms are the most economical. In the city, prices increase the closer you get to the center. De Bothoven and Lasonder are more expensive than Velve-Lindenhof or Stadsveld. Those willing to cycle ten minutes further can save noticeably.

Room Rental in Enschede: Timing and Strategy

The room market in Enschede is less strained than in Utrecht or Amsterdam but does follow a seasonal pattern. The peak is in August and September when the new cohort of first-year students arrives. In the spring, the supply is greater, and competition is lower.
