The Transformation of the City Center

Rijswijk chose not to demolish the Bogaard area but to redevelop it. Approximately 20,000 square meters of retail space will be reduced. In its place, over 2,500 homes will be built, divided into several large projects. The implementation runs from 2023 to an estimated completion date towards 2026, but will be delivered in phases.

The approach is visible in the area itself. New residential towers stand next to still-functioning shops. Construction fences border covered passages. It is a neighborhood in the making, which makes it both messy and interesting. Anyone who steps into In de Boogaard as a tenant now enters an environment that will look different in five years' time than it does today.

New Housing Projects

The housing development in the Bogaard area is concentrated in a number of large projects:

Beatrixblok delivers more than 300 modern apartments, in towers on the edge of the existing shopping area.

The Orchard (Boomgaard I and II) consists of over 407 apartments with green roofs and terraces. The project focuses on a combination of rental and owner-occupied properties.

Hof van Rijswijk has 297 apartments and 47 townhouses around a green courtyard. The two residential towers are called De Prins and De Prinses.

The Minister / Beatrix adds another more than 300 rental apartments to the city center.

Most projects are modern in design, well-insulated, and aimed at a mixed target group: first-time renters, young professionals, and smaller households who want to live centrally in Rijswijk.

Housing Market in a Transformation Area

Accessibility

HTM trams 15 and 17 run through and past the Bogaard area. The Hague Central Station is approximately twenty minutes away. Rijswijk Station is a ten-minute bike ride. There are more than 2,800 parking spaces under the shopping center, most of which are underground. Parking in this part of Rijswijk is more ample than in any city center in The Hague.

The A4 towards Amsterdam, the A13 towards Rotterdam, and the N14 towards Voorburg and Delft are accessible from the center via major roads.
