Nijmegen has two major educational institutions, both located in the same area. Radboud University and HAN share the campus area around Heyendaal, south of the city center. Together, they account for approximately 46,000 students, of whom over 21,000 actually live in the city (2024). This concentration in a city of 187,000 inhabitants makes the room market structurally tight. An estimated 3,200 additional student accommodations are needed by 2030. One Campus, Two Institutions

Radboud University and HAN are located next to each other in the south of the city, around Heyendaalseweg. Nijmegen Heyendaal station serves both campuses. This shared location has a direct effect on the room market: the neighborhoods within a two-kilometer radius of the campus are the most sought after. The Professorenbuurt, Heyendaal, Brakkenstein, and Bottendaal are all within that circle. The closer to campus, the higher the demand and the faster a room is taken.

For students attending lectures in Heyendaal, the inclination is logical: to live as close as possible. But the reality is that the campus-adjacent neighborhoods are also the tightest. Anyone willing to cycle for ten minutes opens up a much larger market.

Professorenbuurt and Heyendaal: Living Next to the Lecture Hall

The Professorenbuurt, directly north of the campus, largely consists of 1920s and 1930s villas. Many of these villas have been converted into student houses with four to eight residents. The streets are wide, the gardens large, and the atmosphere is quieter than in Bottendaal. It's the neighborhood where you live within walking distance of college and can sleep ten minutes longer in the morning.

Heyendaal itself, even closer to the campus buildings, has a similar profile. Rooms here are in high demand and turnover is low: once settled, residents don't give up their spot easily. New rooms often become available through word-of-mouth or through housemates looking for a successor. Anyone wanting to live here needs to tap into their network.

Wolfskuil: Bigger Living for Less

West of the city center, beyond Kronenburgerpark, lies Wolfskuil. A mixed neighborhood with families and students living side-by-side, working-class homes from the early twentieth century, and post-war additions. The atmosphere is less distinctly student-like than Bottendaal, the streets are wider, and the pace is calmer.

Wolfskuil attracts students who want a larger room for less money, or who, after a year in Bottendaal, are ready for a quieter neighborhood. The cycling distance to campus is ten to fifteen minutes, and to the city center, five. It's the neighborhood that isn't in the freshman guides but where upper-year students end up when they know the market.

Willemskwartier: The Neighborhood Students are Discovering

The Willemskwartier, south of the city center towards the campus, is a neighborhood that has attracted more and more students in recent years. Older homes are being renovated and split, and the streetscape is changing. The neighborhood is on the cycling route between the city center and campus, which makes its location logical.

The rooms are similar in type to Bottendaal: upstairs apartments in pre-war buildings, shared kitchens, narrow hallways. But the competition is less fierce. The Willemskwartier is a neighborhood in motion: not yet fully discovered as a student neighborhood, but with growing demand. For those looking now, that's an advantage.

Hospiteren: How it Works in Nijmegen

The private room market in Nijmegen largely operates on 'hospiteeravonden' (house viewings/interviews). You respond to a room, are invited to the student house, and spend an evening with the residents. They decide if you're a good fit. It's more personal than a lottery, but also more unpredictable.

Nijmegen's large student associations have their own networks where rooms are passed internally to members. Carolus Magnus, Ovum Novum, and others have properties that never appear on the open market. This makes a portion of the supply invisible to outsiders. De Molenstraat Within Walking Distance

Student nightlife is concentrated around Molenstraat and Smetiusstraat, close to Grote Markt. Pubs, cafes, and student societies are packed closely together here. From Bottendaal and the city center, Molenstraat is within walking distance. From Wolfskuil or Willemskwartier, it's a ten-minute bike ride. That distance plays a role in neighborhood choice, especially in the first year.

Heyendaal: Campus with Its Own Station

The campus area has its own train station: Nijmegen Heyendaal. This makes the campus accessible from places like Arnhem, Wijchen, or Oss without first having to go to the central station. For students who live outside Nijmegen and commute, that station is an asset. For those living in the city, cycling is faster.

Renting a room in Nijmegen requires starting early and searching broadly. The Professorenbuurt and Bottendaal are everyone's first choice, and thus also the neighborhoods with the most competition. Wolfskuil and Willemskwartier offer more opportunities and are the same cycling distance from campus. Make sure your documents are in order: ID, proof of enrollment, possibly an income statement. Set up a search alert for new listings and schedule multiple 'hospiteeravonden' in the same week.
