Renting a Home in Leiden City Centre

The oldest university city in the Netherlands, with 28 kilometers of canals, a 'Burcht' (fortress) on a medieval earthen mound, and a rental market permanently under pressure from 25,000 students.

Leiden has approximately 125,000 inhabitants (2023) and one of the most densely built historic city centres in the Netherlands. 28 kilometers of canals, 68 bridges, and a canal system that took its current form in 1659. Leiden University, founded in 1575 and thereby the oldest in the Netherlands, has its buildings spread throughout the city centre, largely in former monastery premises. Rembrandt van Rijn was born in Leiden in 1606. Jan Steen too. The city has not hidden that history but has simply lived around it.

Rapenburg, Breestraat and the Burcht

Rapenburg is the most prominent canal in the city, lined with stately mansions, university buildings, and the university's Academy Building. It is the canal that visitors photograph first and that renters put at the top of their wish list. Availability is commensurately limited.

Breestraat is the backbone of the city centre: the Town Hall, the City Concert Hall, shops, and the main east-west thoroughfare. Running parallel is Haarlemmerstraat, quieter in tone and more residential.

De Burcht stands on an artificial eleventh-century earthen hill, at the confluence of the Oude and Nieuwe Rijn rivers. From its walkways, you can look out over the city's rooftops. It is one of the oldest fortifications in the Netherlands and the landmark of the city centre.

The Pieterskerk, the Gothic cruciform church next to the University, once had a complete tower over a hundred meters tall. It collapsed in 1512 and was never rebuilt. What remains is a church with a truncated tower in a narrow street pattern of medieval scale.

University and Students

Leiden University has approximately 25,000 students and establishments spread throughout the city centre. Faculty buildings, libraries, the LUMC University Medical Centre on the edge of the city. This presence significantly shapes the rental market. Rooms and studios in the city centre are rented out extremely quickly. Those looking for an independent apartment not only compete with other prospective tenants but also with the constant influx of new students and international researchers.

Leiden University's Hortus Botanicus, opened in 1590 and thus one of the oldest in the world, is located directly adjacent to the city centre. A silent one-hectare garden in the midst of a densely built city centre.

What You Rent

The offerings consist almost entirely of apartments and upper floors in historic buildings. The buildings date from the seventeenth and eighteenth centuries, sometimes older. Steep stairs are the norm. Elevators are rare. Ceilings are high, rooms compact. Those looking for a studio or one-bedroom apartment will find most options in the streets around the Pieterskerk and in the side streets of Breestraat.

Larger apartments in renovated mansions are available along Rapenburg and Hooigracht, but these are scarce and quickly gone. Competition is fierce. Leiden is not a cheap city. Its location twenty minutes from Schiphol, twenty-five minutes from Amsterdam, and twenty minutes from The Hague makes the city attractive to a broad group of tenants in addition to the student population.

Accessibility

Leiden Centraal Station is located on the edge of the city centre, a ten-minute walk from the Pieterskerk. Intercity trains run to Amsterdam (35 minutes), The Hague (20 minutes), and Schiphol (20 minutes). Its location makes Leiden one of the most accessible historic cities in the Randstad. Those who live in Leiden and work in Amsterdam or The Hague pay lower rent than in those cities but get there quickly enough.

The city centre is compact and entirely navigable by bicycle. Cars are not particularly welcome: narrow streets, paid parking, and limited through-traffic options. Most residents cycle.

Oldest University in the Netherlands

Leiden University was founded in 1575 by William of Orange. Its buildings are spread throughout the city centre, largely in former monastery premises. With 25,000 students, the university defines the city's character and rental market.

28 Kilometers of Canals

Leiden's canal system is more extensive than Amsterdam's per square kilometer. The canal system took its current form in 1659. Rapenburg is the most famous canal; Hooigracht and Herengracht are quieter and more residential.

Schiphol 20 Minutes Away

Leiden Centraal Station has direct intercity connections to Schiphol (20 min), Amsterdam (35 min), and The Hague (20 min). For international tenants and commuters, Leiden is one of the most accessible historic cities in the Randstad.
