Renting a Home in Haarlem-West
From the garden village of Ramplaankwartier from 1910 to the villas of Frederikspark and the dunes within cycling distance: the west side of Haarlem, where the city transitions into Nationaal Park Zuid-Kennemerland.
The west side of Haarlem is not a district that stops at a ring road. Here, the city flows into the dunes. The Zuid-Kennemerland National Park begins where the buildings end. Bloemendaal aan Zee is a 7 to 8-kilometer bike ride, straight through the dune landscape. That fact dictates everything: the atmosphere, property prices, and the type of tenant looking here.
Haarlem-West officially falls under the South-West district, with approximately 33,000 residents (2025). The neighborhoods on the west side range from nineteenth-century working-class districts to a villa park from 1862. Renting a home in Haarlem-West means choosing from layers of time that are just a few streets apart.

Ramplaankwartier: Garden Village at the Edge of the Dunes
The Ramplaankwartier was built in 1910 as a garden village by the municipality of Bloemendaal. In 1927, it was annexed by Haarlem. The cottage-like homes, the wide streets with greenery, the low-rise buildings. It feels more like a village than a city district.
Its location is what makes the Ramplaankwartier special. It borders directly on the Kennemerduinen. Anyone who walks out of the street is on the sand within minutes. The homes are predominantly single-family houses. The rental share is small. What becomes available sells quickly. Families with children seeking to combine space and nature with city life have the Ramplaankwartier high on their list.
Leidsebuurt and Rozenprieel: Nineteenth-Century
The Leidsebuurt is nestled between the Leidsevaart and the railway line to Leiden. It is a nineteenth-century working-class neighborhood where most of the original buildings still stand. Brick terraced houses, narrow streets, a compact streetscape. The Leidsevaart itself functions as a shopping street with supermarkets and daily amenities.
Rozenprieel lies between the city center, the Spaarne, and Frederikspark. Also nineteenth-century, also originally working-class, but due to its proximity to the city center, it is more popular and expensive than the Leidsebuurt. The distance to the Grote Markt is a ten-minute walk. The distance to Frederikspark is five.
Both neighborhoods have a higher rental share than the villa districts. For tenants seeking a pre-war atmosphere without the prices of the Koninginnebuurt or Frederikspark, the Leidsebuurt and Rozenprieel are the most realistic parts of West.
Frederikspark and Westerhout: The Villa Districts
Frederikspark was designed in 1862 as a villa park: spacious plots around an oval central lawn with walking paths. The villas were built from 1870, separated by green hedges, each with an unobstructed view of the central lawn. The park is a national monument. Most of the houses are too.
Westerhout borders the Kennemerduinen and has the same allure: large nineteenth and early twentieth-century villas, deep gardens, quiet. These are neighborhoods where rental properties rarely become available. Those who find one pay a price commensurate with the location. This is not a starting place.
The Houtplein, the hinge point between Frederikspark and the city center, is being transformed into a green square. This will make the connection between the villa districts and the center more pleasant.
Duinwijk: The Western Edge
Duinwijk is the wide strip on the west side, beyond the Western Ring Road. It includes the Bloemenbuurt, Oosterduin, and Veldzigt. The development is mixed: partly pre-war, partly post-war. It is less distinctive than Frederikspark or the Ramplaankwartier, but its location at the edge of the dunes gives it the same advantage. The Kennemerduinen are within walking distance.
