Haarlem-North has around 56,000 inhabitants, spread across eight neighborhoods that differ more from each other than one would expect from a single district. The Ter Kleefkwartier is the most expensive part of Haarlem-North. 13,515 inhabitants (2025), predominantly single-family homes (69%), 71% owner-occupied and 29% rental. The ruin of Huis ter Kleef, a thirteenth-century castle, stands in the eponymous park. The Stadskweektuinen (city nurseries) with a tropical greenhouse are next to it.

Kleverpark itself is the green heart of this neighborhood. The houses are pre-war and spacious. The streets are wide, the gardens deep. It is the part of North that comes closest to the city center in terms of appearance, but with more space and fewer tourists. Rental properties are scarce here. 29% are rental, and most apartments are former single-family homes that have been split.

Vondelkwartier and Indischewijk

The Vondelkwartier is located in the far north. 5,530 inhabitants (2025), built in the 1930s and 1950s. 68% single-family homes, 55% owner-occupied and 44% rental. It is a family neighborhood. Quiet, pre-war, within cycling distance of the center.

The Indischewijk, east of Cronjéstraat, has 9,315 inhabitants (2025). The street names refer to the former Dutch East Indies. The buildings are a mix of pre-war and post-war. The neighborhood is busier than the Vondelkwartier, closer to shops and public transport.

Molenwijk and Delftwijk

The Molenwijk is the newest part of North. Built in the seventies and eighties. 8,090 inhabitants (2025), 61% flats and apartments. 43% rental, the highest percentage in the district. The construction is functional: galleries, gallery flats, wide streets with parking spaces. It is the part of North where rental prices are the lowest.

The Delftwijk, south of the Molenwijk, is slightly more compact. 4,815 inhabitants, the lowest WOZ values in all of Haarlem-North. For tenants looking for affordable private sector rental in Haarlem, the Molenwijk and Delftwijk are the starting point. The distance to the center is greater, but bus lines compensate for this.

Spaarndam: The Village on the Outskirts

Spaarndam formally belongs to Haarlem-North but feels like a separate village. 585 inhabitants (2025), 87% single-family homes, a historic lock on the IJ. The village is known for the statue of Hans Brinker. Rental properties rarely become available here. Those who find one live on the water in a village that coincidentally falls under Haarlem.
