The streets around the stadium predominantly feature single-family homes from the early twentieth century. Eighty percent of all homes in Voorstad are single-family homes. That's high for an inner-city fringe neighborhood. Brinkgeverweg and Rielerweg form the shopping streets, with small independent shops and catering establishments. On Rielerweg, a former church now houses a shop with over two thousand Buddha statues. The kind of destination that wasn't in any municipal vision but certainly adds color to the neighborhood.

The Red Village: Working-Class Neighborhood with Red Roofs

Het Rode Dorp (The Red Village) is a sub-district of Voorstad that was officially called Tuindorp (Garden Village) until 2014. The name refers to the red roofs of the working-class houses. The neighborhood is densely built-up: narrow streets, hardly any front gardens, houses packed closely together. Enkstraat forms the central axis.

Over sixty percent of the homes are rental properties. Parts of the Driebergenbuurt and Oudegoedstraat have recently been renovated. But Het Rode Dorp remains a neighborhood with a rough edge. The connection between Enkstraat and the surrounding residential streets is limited, which gives the neighborhood a secluded feel. It's not a neighborhood you choose for its appearance. It's a neighborhood you choose because there are affordable rental homes a five-minute bike ride from De Brink.

Hoornwerk: Demolished and Rebuilt

Hoornwerk, on the south side of Voorstad, is proof that not all pre-war neighborhoods are preserved. The entire neighborhood of 265 homes has been demolished and replaced by three sub-areas. Ravelijn is a large apartment complex. Demterpark has 55 homes built in 2011. The Vestingkwartier has forty single-family homes, including drive-in homes and city villas by the water.

The result is a piece of new construction nestled between the historic city center and the nineteenth-century working-class neighborhoods. For tenants in the free sector, the Vestingkwartier is interesting: spacious homes, recently built, with parking and outdoor space. That's rare so close to the center.
