Renting a Home in Veldhoven
Four church villages that grew together to become the home of the world's most important chip machine manufacturer.
Veldhoven consisted of four separate church villages until 1921: Veldhoven, Meerveldhoven, Oerle, and Zeelst. At the time of the merger, the municipality had 4,900 inhabitants. Today, there are almost 48,000 (2026), and the reason for that growth has a name: first Philips, then ASML. ASML's headquarters and main production sites are located on business park De Run, on the south side of Veldhoven along the A67. More than 13,000 people work there, 39 percent of whom are not Dutch nationals. The High Tech Campus, the "smartest square kilometer in the Netherlands" with more than 220 technology companies, is just across the border in Eindhoven territory.
Houses in Veldhoven
This concentration of high-quality employment makes Veldhoven different from other Eindhoven suburbs. Best has a train station, Waalre has forests and villas, Geldrop has a textile past. Veldhoven has ASML, and you notice it in everything: international schools, English-speaking hospitality, and a housing market where demand is structurally higher than supply. Anyone considering renting a home in Veldhoven enters a market driven by one of the fastest-growing companies in the world.
Zilverackers and Huysackers: The Neighborhood That's Growing Veldhoven Fastest
Zilverackers is Veldhoven's largest new construction area, on the west side of the municipality. Huysackers is the first and most advanced sub-area. The architecture is deliberately based on traditional Kempen village structures: contemporary homes in a style that refers to the area's agricultural origins. Terraced houses, semi-detached houses, and detached homes, supplemented with apartments.
The neighborhood is young. Primary schools, playgrounds, and retail facilities are already present or are under development. It's the place in Veldhoven where the most free-sector rental housing supply can be found, simply because the most is being built here. The plots are more spacious than in older neighborhoods, and the homes are energy-efficient. For families looking for new construction in the Brainport region without paying Eindhoven prices, Zilverackers is the most logical choice.

Veldhoven-Dorp and Meerveldhoven: The Original Cores
Veldhoven-Dorp is one of the four historic church villages and still feels like a village. Older buildings around the church, narrow streets, a sense of community that is lacking in the new construction areas. The homes are a mix of pre-war properties and post-war additions. The number of properties on the rental market is small, and turnover is low. Whoever finds a home here will discover character that Zilverackers cannot offer.
Meerveldhoven, to the southeast, has a similar profile. The village had its own church and identity long before Veldhoven became a municipality. After the war, the Oranjewijk was built on the eastern edge. More recently, apartments and detached houses on private plots have been added. The Gender, the stream that flows through Meerveldhoven, gives the village a rural character that contrasts with the industrial areas a few kilometers away.
't Look and Heikant: The Large Family Neighborhoods
't Look was built in the mid-1970s and is a typical neighborhood from that period: varied housing with terraced houses, semi-detached houses, detached homes, and apartments. The streets are wide, there's greenery between the blocks, and the neighborhood has its own amenities. It's the neighborhood where a large proportion of Veldhoven families live who are not looking for new construction but do want space.
Heikant, in the north of Veldhoven, was built between 1979 and 1989. The neighborhood is spacious with its own shopping center, community center, primary schools, and sports hall. The housing supply largely consists of single-family homes with gardens. Rental prices in 't Look and Heikant are lower than in Zilverackers or the City Centrum, which makes these neighborhoods attractive for those who want more square meters for the same budget.
City Centrum: The Planned Heart
Veldhoven has no historic center. When the four villages merged in 1921, there was nothing between them. The City Centrum was later developed as a planned shopping and amenities area, and that's exactly what it is: shops, supermarkets, restaurants, a library, with apartments above. It doesn't have the charm of an organically grown village core, but it functions.
For renters looking for an apartment within walking distance of amenities, the City Centrum is an option. The Abdijtuinen, a recent apartment complex on the site of the old technical school, adds high-quality living space to the city center area. The supply of single-family homes here is minimal.

The ASML Effect: What It Means for Renters
It's impossible to write about the Veldhoven housing market without mentioning ASML. In twenty years, the company has grown from a mid-sized employer to a multinational with more than 40,000 employees worldwide, 13,000 of whom are in the region. This growth attracts thousands of expats, and these expats are looking for housing. During viewings in the region, English is now as common as Dutch.
ASML has established a housing fund that invests in affordable new construction. Project Djept in Veldhoven is one of four projects that together will provide over 1,000 homes. This helps, but it doesn't solve the fundamental problem: demand is growing faster than supply. For renters, this means competition, especially in the free-sector segment. Responding quickly, having documents ready, and being flexible in neighborhood choice are not tips but requirements.
Four Villages, One Municipality
Veldhoven, Meerveldhoven, Oerle, and Zeelst were four independent church villages along the Gender until 1921. The merger created a municipality that initially had fewer than 5,000 inhabitants. A century later, there are almost 48,000. The old village cores are still recognizable in the streetscape, but the space between them has been filled with post-war residential areas, business parks, and new construction.
De Run and the High Tech Campus
Business park De Run, along the A67, is home to ASML. The High Tech Campus, just across the municipal border in Eindhoven territory, houses more than 220 technology companies with a total of 12,000 employees and the ambition to grow to 18,000. Veldhoven is at the crossroads of these two concentrations of high-quality employment.
HOV to Eindhoven
Veldhoven does not have a train station, but the HOV4 bus line connects the municipality with Eindhoven Centrum via a high-quality route. On the A67, buses use a special bus lane to bypass traffic jams. Eindhoven Centraal is ten to fifteen minutes away by car, Eindhoven Airport is five kilometers away. The A2 and A67 intersect directly at Veldhoven.
