Rent a Room in Leeuwarden
The student city with the most relaxed room market in the Netherlands, where the best spots are still taken within a week.
Leeuwarden has three universities of applied sciences, a university campus, and over 92,000 inhabitants (2025). Small enough to cycle from your room to college in ten minutes. Large enough for a student life that extends beyond the campus. Those considering renting a room in Leeuwarden will find themselves in the least competitive room market of all Dutch student cities. That sounds reassuring, and it is. But relaxed doesn't mean you can wait indefinitely. A good room in the city center or near the Rengerslaan is still quickly gone.
Rooms in Leeuwarden
NHL Stenden is on Rengerslaan in the northwest. Van Hall Larenstein is located in Huizum, south of the city center. RUG Campus Fryslân is housed at Wirdumerdijk 34, in the heart of the city center. This spread across three parts of the city means that the room market does not concentrate around one campus district. Students spread out, the pressure per neighborhood remains manageable, and as a seeker, you have more options than in a city where everyone wants the same streets.
The City Center: Between Nieuwestad and Wirdumerdijk
Most students want to live in the center. Logical. The student associations Bernlef, Osiris, and Dionysus are located here. The cafes around the Nieuwestad and Ruiterskwartier are within walking distance. RUG Campus Fryslân is at Wirdumerdijk 34, so for university students, the center is also campus.
Rooms here are on upper floors of monumental buildings and in side streets of the canals. Expect cramped square meters, steep stairs, shared bathrooms. The location compensates for a lot. You live right in the middle of student life without having to cycle anywhere.
Availability here is the tightest in the city. Students who cancel their room often already have a successor arranged through their housemates before the room appears online. Hospitation evenings determine who moves in, not the speed of your reaction. This makes the city center difficult for newcomers to Leeuwarden who don't yet have a network.

Bilgaard and Valeriuskwartier: Walking to Rengerslaan
NHL Stenden is the largest university of applied sciences in the city, with its campus on Rengerslaan in the northwest. Bilgaard and Valeriuskwartier directly border it. Students who want to minimize their travel time to college end up here.
Bilgaard is a neighborhood in transition. Parts have been demolished and replaced by new construction; other parts still bear the mark of the sixties. This results in a varied streetscape but also opportunities. In the renovated parts, rooms become available that are more spacious and better insulated than what you'd find in a canal house in the center.
The Valeriuskwartier, just south of Bilgaard, is quieter. Fewer student houses, more families, but there are rooms with private landlords. Cycling to the city center takes five to ten minutes. Not the liveliest neighborhood, but a practical one.
Huizum: 69 Nationalities on One Campus
Van Hall Larenstein is located in Huizum, south of the city center. The university of applied sciences attracts a remarkably international student population: 69 nationalities among over 4,700 students (2025). This is noticeable in the neighborhood. More English conversations on the street than you would expect in a Frisian city.
Huizum was once an independent village. This is still visible in the ribbon development along old roads, its own church, its own shopping strip. Rooms here are spread out: some in renovated single-family homes, others in small student houses. The atmosphere is less student-like than the city center. More of a residential area with students interspersed than a real campus neighborhood.
For international students studying at VHL, Huizum is the shortest route to college. For Dutch students who prefer peace over bustle, it is too.
Vrijheidswijk and 't Vliet: The Affordable Outer Ring
Not everyone wants or can live in the center or next to the campus. Vrijheidswijk and 't Vliet are located east and southeast of the city center. Less popular with students, meaning less competition for rooms. That's precisely why you should look there.
The neighborhoods are predominantly post-war. No canal houses, but functional homes where landlords offer rooms. The cycling distance to NHL Stenden or the city center is ten to fifteen minutes. In a city like Leeuwarden, that's nothing. You'll be on campus faster than a Utrecht student cycling from Lombok to De Uithof.
Anyone looking to rent a room in Leeuwarden on a budget should not dismiss these neighborhoods beforehand. The room is larger, the rent is lower, and you'll barely notice the difference in travel time.

Three Institutions, Dispersed Campuses
NHL Stenden on Rengerslaan, Van Hall Larenstein in Huizum, RUG Campus Fryslân on Wirdumerdijk. This spread across the city prevents all students from searching in the same neighborhood. This keeps the pressure per neighborhood low and gives room seekers more choice than in most student cities.
Blokhuispoort as Student Living Room
The former prison on the edge of the city center has been converted into a cultural breeding ground with studios, hospitality, and study areas. For many students, the Blokhuispoort functions as an extension of their room: laptop in hand, coffee, working amidst the brick walls of a nineteenth-century prison complex.
Frisian Practicality in the Room Market
Leeuwarden is not a city of housing market hypes. The room market is transparent, landlords are approachable, and the scale of the city means that as a student, you'll quickly find your way around. That Frisian no-nonsense character is also reflected in how things are rented out here: directly, without detours.
New to Leeuwarden and without a network, start online. Set up a search alert so you get a notification for new listings. Have documents ready: a copy of your ID, proof of enrollment, and possibly a guarantee statement from your parents. And don't underestimate hospitating. In the city center, housemates decide who moves in. Invest in those introductory evenings, even if the first two don't yield anything.
