Renting a Home in Zwijndrecht

Island municipality in the Drechtsteden, nestled between the Noord and Oude Maas rivers, with a train station that takes you to Rotterdam in fifteen minutes.

Zwijndrecht is located on the Zwijndrechtse Waard, an island bordered by the Noord, the Oude Maas, and the Devel rivers. Dordrecht lies across the Oude Maas, while Barendrecht and Ridderkerk are to the north. It is a municipality of about 45,000 inhabitants (2026) that only stands out on the map if you zoom in on the Drechtsteden, but its location leaves little to be desired. Zwijndrecht station offers sprinter connections to Rotterdam and Dordrecht, with four trains per hour in both directions on weekdays. The A16 motorway runs along its eastern edge. Those considering renting a home in Zwijndrecht choose a place that feels smaller than its accessibility warrants.

Houses in Zwijndrecht

The municipality consists of clearly defined neighborhoods built decade by decade. The sixties in Nederhoven and Kort Ambacht, the eighties in Heer Oudelands Ambacht, and now new developments in multiple locations simultaneously. This creates a clear housing market: each neighborhood has its own construction period, character, and type of renter.

Walburg and the Center: Around the Station

Zwijndrecht's center is compact. Walburg shopping center forms its core, with the station right next door. It's not an inner city with canals or monuments, but a functional heart with supermarkets, shops, hospitality, and a library. Homes in and around the center are a mix of apartments and older single-family homes.

Directly next to the station, De Wijck is being built: 55 homes, of which 20 are single-family houses and 35 apartments. Construction starts March 2025, with completion expected early 2026. Nederhoven: Two Neighborhoods in One

Nederhoven is located in the west of Zwijndrecht, bordered by the Devel, Develweg, and Munnikensteeg. The neighborhood was built in the sixties and seventies and has a clear division. The eastern part consists of rental apartments in multi-family dwellings: stacked construction, galleries, the typical architecture of that period. The western part is lower and greener, with single-family homes available for both rent and purchase.

This division makes Nederhoven interesting for different types of renters. Those looking for an apartment will find one in the east, while those who want a terraced house with a garden are better off in the west. The neighborhood has the quiet, spacious atmosphere of a post-war expansion area. No special architecture, but wide streets and enough greenery to prevent it from feeling cramped.

Heer Oudelands Ambacht: Three Parks and Eighty Percent Owner-Occupied

Heer Oudelands Ambacht is Zwijndrecht's youngest existing neighborhood, built in the eighties. It is also the greenest. Three large parks crisscross the neighborhood: Molenvlietpark, Munnikenpark, and Develpark. The housing is predominantly suburban: single-family homes with gardens, wide avenues, cul-de-sacs. Almost eighty percent of the homes are owner-occupied.

This high rate of homeownership limits the availability of rental housing in this neighborhood. However, when something does become available, it is often a spacious family home in a green setting. This is the neighborhood for those who value a garden, a park, and a quiet street more than walking distance to the station. The downside: turnover is low, so patience is required.

Kort Ambacht: The Most Mixed Neighborhood

Kort Ambacht is located south of the center and was partly built in the sixties. It is the neighborhood with the most stacked housing in Zwijndrecht and the most diverse population composition. The homes are more modest than in Heer Oudelands Ambacht: smaller plots, more apartment blocks, less greenery per square meter.

It is also the neighborhood with the most rental housing available. The combination of stacked construction and a higher proportion of rental homes ensures more turnover than in the owner-occupied neighborhoods. For those who need a home quickly and are flexible about the type of housing, Kort Ambacht is the search area with the most opportunities.

De Bostuinen: New Developments on the Site of the Indische Buurt

De Bostuinen is being built on the site of the former Indische Buurt: a total of 193 homes, of which 100 are rental homes and 93 are owner-occupied. The old homes were circularly demolished in the summer of 2024. The design provides for a park-like neighborhood with courtyards, water features, tree-lined avenues, and a wooded area. Completion is phased from mid-2026.

It is not the only new development project. Maasterras-West is being developed along the Oude Maas: 200 homes, with the first phase of 42 homes starting construction in 2025. And with Euryza Houtbouw, Zwijndrecht is realizing its first timber construction project: 25 ground-level homes, with expected completion in August 2026. All in all, hundreds of new homes will be added in the coming years in a municipality that previously had little room to grow.

Island Between Two Rivers

Zwijndrecht is located on the Zwijndrechtse Waard, bordered by the Noord and Oude Maas rivers. Dordrecht is across the river, Barendrecht and Ridderkerk are to the north. This waterside location gives the municipality a clear boundary and its own identity within the Drechtsteden.

Station with Four Trains Per Hour

Zwijndrecht station offers sprinter connections to Rotterdam and Dordrecht, four times an hour in both directions on weekdays. Rotterdam Centraal can be reached in fifteen minutes, Dordrecht in five minutes. The A16 motorway runs along the eastern edge of the municipality.

De Bostuinen: Park Neighborhood on the Drawing Board

193 homes in a park-like setting with courtyards, water features, and a wooded area. Zwijndrecht's largest new development project replaces the Indische Buurt and will be completed in phases starting in 2026. One hundred of the homes will be rental properties.

Heerjansdam: The Village on the Edge

Heerjansdam has been part of the municipality of Zwijndrecht since 2019, but it feels like a different story. A village center with its own amenities, low-rise buildings, and surrounding meadows. The rental housing supply is minimal, and turnover is low. But for those who happen to find something, Heerjansdam offers village living within a municipality that is otherwise predominantly suburban.

The rental market in Zwijndrecht is clear but not easy. The municipality is small, the supply is limited, and new development projects won't be completed until 2026. Set up a search alert with filters for Zwijndrecht so you receive a notification as soon as something becomes available. Have your documents ready: pay stubs, employer's statement, copy of ID. And don't limit your search area to one neighborhood. Nederhoven and Kort Ambacht have the most turnover, Heer Oudelands Ambacht has the most space, and the center has the best station location.
